Plans have been revealed for a makeover of the Hilton Munich Park, a landmark in the city which originally opened for the city’s summer Olympics held in 1972.
The redevelopment of the area will mean a closure for the hotel. But Hilton has signed to take on the reimagined property, which is expected to open as effectively a new, completely refreshed hotel in 2029.
The new Tucherpark
Developers and investors Commerz Real and Hines are working in joint venture to create Tucherpark, a circular city project that has the hotel structure as a key element. An island in the middle of Munich, the Tucherpark redevelopment will combine sensitive and sustainable reuse of existing properties with new structures, to create homes for rent, offices, retail and gastronomic places.
For the hotel block, redevelopment plans include the addition of a new rooftop restaurant and bar; and more restaurants along with a central bar and retail space at the ground level. A redesign of meeting and conference facilities will include a larger ballroom, and a city garden venue that will provide a new event space. Hotel guests will also benefit from a larger wellness and spa offering.
“The signing of this lease agreement with Hilton is a significant milestone for us,’ said Dirk Schuldes, global head of hospitality and shopping at Commerz Real. “Hilton’s exceptional reputation and strong brand presence will be instrumental in the future success of the Tucherpark community.”
Aside from its famous Oktoberfest, Munich is home to a broad spread of businesses. It hosts many trade fairs every year at its expansive Messe facility, all of which help to drive visitor numbers, which resulted in more than 18 million overnight stays in 2023.
During the absence of the Hilton Munich Park, Hilton will be directing its guests to one of its other properties in the city. These include Hiltons in the city centre and at the airport, Hampton hotels in Munich West, North and East, and a Hilton Garden Inn in the west of the city.
A strong pipeline
Two star brand Motel One is adding a 269 room hotel in the city, due to open by mid 2025. This will be the brand’s eleventh property to open around the city. Accor is also developing a large hotel in Munich, with a 358 room Ibis Styles due to open at the airport during 2025. And returning to the market in late 2024, is the Leonardo Royal Munich. The 424 room property has been undergoing an extensive renovation during 2024.
For business travellers, notably those staying for more than just a few nights, Munich also has a strong offering of apart hotels. Adding to these are developments by Nena Apartments, due to open prior to the end of 2024, and Stay Kooook, with 32 units due to open in early 2025. International aparthotel brand Staycity is also developing a block of 80 apartments to trade under its Wilde brand, also ready during 2025.
