Borealis Group opens two Brussels hotels

With two openings in Brussels, Borealis Hotel Group has taken a further step towards building a significant portfolio of European branded hotels.

Borealis Hotel Group has opened two hotels side by side, close to Brussels airport in Belgium. The Holiday Inn Express, and Adagio Access will provide convenient overnight accommodation for travellers flying via the airport, as well as those working in the area.

The Holiday Inn Express Brussels Airport features 208 rooms, of which 60 can be connected if guests require. With its airport location in mind, the property features a large breakfast area with capacity for 180 diners, as well as a crew lounge.

Building with the brands

The Adagio features 160 studio apartments, ideal for short or long stays. The building’s Circle concept facilitates interactions between guests and team members, while there is an Object Library, where long stay guests can borrow anything from games and books, to kitchen utensils, to make their stay feel more like a home from home.

The additions to the group’s listings will be the second Holiday Inn Express, and its third Adagio branded property. The hotel developments were part of a package of four acquired by Borealis in April 2023, all in Belgium. The package included the Aparthotel Adagio in Antwerp, which was acquired as a part completed project and opened in July 2023, as an eight storey block featuring 70 extended stay apartments.

As of autumn 2024, the Borealis hotel portfolio had grown to 29 properties, once the new Staybridge and Hampton were added. It includes brands from Accor, Hilton, IHG, Marriott, as well as a pair of independently branded properties. There are Moxy hotels in Frankfurt and at Vienna airport, and one Scandinavian hotel, the Ibis Styles Copenhagen Orestad.

The Borealis development pipeline includes a Staybridge Suites and Hampton by Hilton in Malaga, Spain. Both the 105 unit Staybridge, and the 209 room Hampton will be part of the AQ Urban Sky development, which features two landmark towers. While one tower is residential apartments, the other will see the long stay apartments of the Staybridge located on the lower floors, beneath the Hampton hotel.

Growing in Spain

Borealis is partnering on the Malaga projects with Panoram Hotel Management. In early 2024, the pair formed a joint venture to take advantage of new business opportunities in Spain, particularly focusing on developing more internationally branded hotels in the country. With a presence of just around 30% of the market in Spain, international brands have a great opportunity to expand, in a market still dominated by smaller brands and privately owned hotels.

And in Hannover, Germany, Borealis is working on the development of the Jaeder House hotel, a property that will be converted from the city’s old Pelikanfabrik. The project will create a 200 room four star hotel, due to open in early 2026.
