Regional overview: Americas’ market soars with 2,000 hotels in the pipeline [Construction Report]

The hotel market in the Americas is looking strong with a pipeline of 2,000+ hotels yielding over 435,000 new rooms in the coming years.

With 2,037 hotels in the pipeline set to add 435,492 rooms to the global market, the Americas is a true powerhouse in terms of new hotel development.

We take a look at the TOPHOTELCONSTRUCTION database to see how the growth is spread around the region and which projects to keep an eye on.

New hotel openings on every corner

As the TOPHOTELCONSTRUCTION database reveals, new hotels are opening seemingly on every corner in this region.

Unsurprisingly, growth concentrates in North America, where 1,827 new properties will bring 392,268 new rooms. The remaining 246 hotels will launch across South America and add 43,224 rooms to the market.

The focus clearly lies on upscale hotels. 1,469 projects will fall into the 4-star category while 604 will be 5-star properties.

2020 set to be key year for growth

For 2020, 887 openings with 177,437 rooms are planned. That averages out to over two hotels every day. Another 546 hotels will follow in 2021 and add 106,043 rooms.

Things are looking a bit slower in 2022 with 225 openings and for 2023 only 68 new hotels are confirmed so far. If things keep going at the current rate, these numbers are very likely to increase though, especially given than 347 more projects are already confirmed for 2024 and beyond.

Top 10 national growth markets in the Americas

As was to be expected, the United States leads this list with 1,484 new hotels and 300,158 rooms in the pipeline. Mexico is in a very distant second place with 135 planned hotels and 37,829 rooms. Brazil completes the top three with 66 rooms and 14,456 rooms.

Canada, Argentina, Colombia and the Dominican Republic follow with 49, 35 and 28 hotels respectively. Here it’s noteworthy that the Dominican Republic comes in fourth place overall as far as additional rooms are concerned given the size of the properties opening there. Chile, Cuba and Peru round out the top 10 with 26, 24 and 22 hotels each.

Top 10 urban growth markets in the Americas

With the USA reporting over 1,400 new hotels, it is obvious that most of the fastest-growing cities in terms of hotel openings would be there too – and they are. In fact, Cancún, placing 8th with 20 openings and 11,427 new rooms is the only non-US city in the top 10.

The list is led by New York which will get 66 new hotels with 16,827 rooms, Los Angeles with 42 openings and 9,075 rooms and Atlanta with 39 properties coming soon.

Other cities in the top 10 include Miami, Nashville and Orlando with 34, 33 and 26 hotels respectively, while Chicago gets 21 and, Las Vegas and Washington get 18 each.

Top 10 hotel brands expanding in the Americas

Hilton and Marriott take the lead with new hotel openings and fill the top 10 with several of their brands. However, some other names are found on the list as well.

The fastest-growing brand in the Americas is Home2 Suites by Hilton with 72 projects, followed by Hampton by Hilton with 69 hotels and aloft Hotels and Cambria Hotels with 44 new properties each.

Hilton Garden Inn and Hyatt Place will each get 43 new properties while Fairfield Inn & Suites by Marriott will see 35 openings. Marriott Hotels & Resorts, AC Hotels by Marriott and Hyatt House complete the list with 34 projects each.

Noteworthy projects coming up in the Americas

The 1,166 Hilton Resort World Las Vegas get the title of being the largest hotel currently in the Americas’ pipeline. It will include three hotels, namely a Hilton Hotels & Resorts property, the LXR Resorts World Las Vegas and the Conrad Resorts World Las Vegas. Once this monumental project launches in 2021, it will offer guests a 5,000-seat theatre which will host A-list celebrities and performers, flexible meetings and events spaces, an expansive pool complex, a spa, numerous dining venues and, of course, a casino.

From early 2021, the Omni Boston Seaport Hotel will welcome guests with 1,055 rooms. It will be spread over two 21-storey towers and include facilities such as dining venues, a fitness and spa area, expansive meeting and events spaces as well as a retail area.

Barbados will be home to a new luxury retreat once the 450-room Sam Lord’s Castle Barbados – a Wyndham Grand Resort opens towards the end of this year. The resort will be in the parish of St. Philip at the former site of Sam Lord’s Castle–a spot renowned for pirates in the 19th century and one that carries great historical significance in the Caribbean today. In addition to spacious, elegantly appointed guestrooms, the resort will offer three on-site restaurants, meeting spaces as well as an expansive luxury spa and fitness centre.
