Region overview: Nearly 600 hotels lined up for South-East Asia [Construction Report]

A deep-dive into the TOPHOTELPROJECTS construction database reveals that there are almost 600 hotel projects in the pipeline across South-East Asia.

According to our research team, 579 hotel schemes with 162,343 keys are already in the works across South-East Asia. We take a closer look at the region’s key development trends.

South-East Asia’s hotel openings by year

2021 will be a busy year in the South-East Asian hotel market, with 207 projects and 52,619 rooms scheduled to complete, of which 37 schemes and 8,449 keys are currently in the pre-opening phase.

For 2022, another 122 openings are planned, bringing 40,122 rooms into play. In 2023, only 77 launches have been lined up thus far, while a further 173 are being mooted for 2024 and beyond.

Of the 579 hotels, 368 will be in the first-class category. The remaining 211 properties will be in the five-star segment.

Top five national hotel markets in South-East Asia

Thailand and Indonesia share first place on a country-by-country basis with 123 new hotels, although the former’s proposed key count of 31,208 puts it comfortably ahead of the 22,587 pencilled in for the latter.

With 122 planned openings, meanwhile, Vietnam is close behind in terms of additional properties – although it takes an impressive lead when we focus instead on room numbers, with 50,711 additional keys on their way.

Elsewhere, Malaysia will see 76 new properties and 24,001 rooms, while the Philippines will grow by 67 hotels and 17,151 keys.

South-East Asia’s key urban growth markets

The Thai capital Bangkok will get 40 new hotels with 10,849 rooms over the coming years, the database indicates, making it the region’s most active market overall.

In Kuala Lumpur, an extra 25 properties will bring 7,649 keys in the coming years. And the famous Thai beach destination of Phuket will add 21 hotels and 4,269 rooms.

Must-know hotel projects in South-East Asia

Created by Montara Hospitality Group, Tri Vananda in Phuket will be a wellness resort specialising in integrative and functional medicine and cognitive wellbeing. It’ll feature 298 villas and guest rooms anchored in a sprawling hillside setting dotted with lakes and gardens, only 20 minutes from Phuket International Airport. Facilities will include an extensive wellness centre complete with Traditional Chinese Medicine treatment rooms, a cognitive health centre, and facilities for health diagnostics aimed at treating residents and guests with tailored programmes. The opening’s planned for early 2022.

Over in Indonesia, Meliá Adhiwangsa Surabaya will form part of a major leisure development that also includes a shopping mall and golf course, both of which are already open to the public. Scheduled to launch in Q2 2021, the hotel will offer 300 rooms, a spa, a swimming pool, a children’s area, two restaurants, extensive meeting and events facilities, and access to the golf course next door. Sol Meliá’s fifth hotel in Indonesia is owned by Bukit Darmo Property Group.

Lastly, a brand-new Courtyard by Marriott property is planned for the popular beachside destination of Nha Trang in southern Vietnam. The 371-room Courtyard by Marriott Nha Trang Hon Tam Resort will be situated on an exclusive resort island 20 minutes away from the city; guests will be able to explore various dining venues and leisure facilities, including a spa and a pool. Developed by Khai Vy Group, the hotel’s due to be completed in late 2021.
