Marriott International, Inc. has signed an agreement with HTL Gateway LLC to open AC Hotel by Marriott Ulaanbaatar, marking the company’s first venture into the Mongolian market. Scheduled to open in 2027, the hotel will introduce the brand’s modern, design-forward hospitality to the capital city.

Strategic location and property features

The new hotel will be developed in Ulaanbaatar’s Khan-Uul District, a fast-developing area along Buyant-Ukhaa Road with access to major destinations including the Central Business District, Sukhbaatar Square, and Chinggis Khaan International Airport. The site is located near several key venues such as the Buyant-Ukhaa Sport Palace and AIC Steppe Arena, as well as Yaarmag’s emerging commercial and residential developments.

AC Hotel by Marriott Ulaanbaatar is expected to offer 190 guestrooms and suites, showcasing functional design with AC Hotels’ signature modern aesthetic. Plans include an all-day dining venue, a specialty restaurant, a bar and lounge, and a grab-and-go AC Store. Leisure amenities will feature a heated indoor swimming pool, spa, fitness center, and an AC Library.

Meeting and event spaces are also part of the design, with a junior ballroom, multifunctional rooms, and breakout areas planned to accommodate business gatherings and private functions.

Partnership vision and tourism outlook

“This signed agreement reflects our confidence in Mongolia’s long-term tourism potential and underscores our commitment to bringing diverse hospitality experiences to this growing market,” said Duke Nam, Regional Vice President for Korea, Vietnam, and Philippines, Marriott International.

Erkhes Battuul, Founder and Project Leader of HTL Gateway LLC, added, “The Mongolian government has placed strong emphasis on the tourism sector and is undertaking many initiatives to expand the country’s presence in international markets. Together with Marriott, we are confident that this signing will set new standards and open an exciting new chapter in Mongolia’s hospitality industry.”

In 2024, Mongolia reported a record high of over 800,000 international visitors. With this growth in mind, the new AC Hotel is planning to serve both business and leisure travelers seeking international standards and a globally recognized brand.

AC Hotels currently operates more than 250 properties across 33 countries and territories.
