According to the TOPHOTELPROJECTS construction database, 62 new hotel projects are currently in the pipeline across Poland, with Hilton Garden Inn proving particularly active.

Our researchers report that 62 new hotels with 12,314 rooms are already in the works throughout Poland. We find out more about these upcoming launches.

Poland’s hotel openings by year

35 projects are due to go live in 2021 and will bring 7,422 new rooms to the Polish market – nine of them are already in the pre-opening phase. 15 more openings are scheduled for 2022, followed by three more in 2023. For 2024 and beyond, nine projects have been pencilled in so far.

In general, the focus for Polish hotel developers is clearly on four-star projects, which make up 50 of the 62 planned launches we’ve logged. The remaining 12 are in the five-star sector.

Key brands expanding in Poland

Hilton Worldwide is driving growth in the Polish market, with two of its brands among the most active in the country.

Hilton Garden Inn takes the lead overall with seven launches and 1,050 rooms, while Hampton by Hilton will open five hotels with 700 keys. Accor’s Mercure Hotels brand also makes our top three, courtesy of its five proposed schemes, accounting for 765 rooms in total.

Poland’s top hotel projects

Mercure Kraków Fabryczna City, being built on the site of a former distillery in the eastern part of Krakow, will launch in Q2 2021. This 100-room hotel is part of the Kraków Fabryczna City investment project, which consists of the Fabryczna Office Park buildings, residential space and two historic buildings that will be fully revitalised to house Mercure’s hotel. The entire development will be BREEAM-certified, highlighting a commitment towards sustainable construction practices by developer INTER-BUD and architect IMB Asymetria.

Halfway between Warsaw and Lodz, meanwhile, Ronson Development and Global City Holdings are working on the Park of Poland project. This lifestyle destination will feature a water park, hotels with bungalows and cabana-style rooms as well as a convention centre. The 240-room Poland Park hotel will be the first property to open – with a Q3 2021 launch date pencilled in – offering 3,600 sq m of conference space, including a 1,150 sq m ballroom.

Last but not least, the 14-storey Crowne Plaza Kołobrzeg Resort is being built by Baltic Wave Sp and Soletanche Polska only 200 metres from the beach in one of Poland’s best-known resort towns. It’ll comprise around 468 condo-apartments as well as an infinity pool, an indoor swimming pool complex, a wellness and spa area, an observation bar and café, and restaurants. Due to open in Q4 2021, the hotel will also include a conference room for 500 guests.
