Region overview: Over 150,000 rooms to go live across South-East Asia [Infographic]

With 41 projects in the pipeline, Bangkok is currently South-East Asia’s leading city in terms of hotel development

South-East Asia continues to be a growth hub for the hotel industry, according to the TOPHOTELPROJECTS construction database, with Indonesia, Thailand and Vietnam taking the lead in the development stakes.

Our researchers have discovered that a whopping 580 hotels with a total of 153,751 keys are currently in the pipeline across South-East Asia. We find out more about the region’s key growth engines and highlight which properties to keep on your watchlist.

A steady stream of openings

The remainder of 2020 will bring no fewer than 112 launches, with 26,865 keys between them. 62, just over half, are already in the pre-opening phase and will welcome guests through their doors shortly.

164 openings with 41,352 rooms are scheduled for 2021, while 100 hotels with 33,307 rooms are slated to go live in 2022. For 2023 and beyond, 204 properties with 52,227 keys are in the pipeline.

The majority of the new hotels (373) will be in the four-star sector. The remaining 207 will be five-star properties.

Key domestic growth markets in South-East Asia

Indonesia takes the lead in terms of new openings, with 128 projects and 23,435 rooms in the pipeline. Thailand follows in a close second place with 125 new hotels, but a much higher room count of 31,322.

Vietnam comes in third with 111 upcoming launches and the most new keys, 41,182 to be precise. This means the tourist-friendly country will be home to the largest new properties on average.

Malaysia is next in line with 84 openings and 24,092 rooms, while the Philippines follows with 66 projects and 16,888 keys. Myanmar comes in a rather distant sixth spot with 21 hotels and 4,289 rooms in its pipeline, just ahead of Singapore, which is adding another 19 hotels and 6,606 keys to its already well-established offering.

Cambodia has 17 properties with 3,837 rooms in the works, and Laos concludes the list with nine scheduled openings and 2,100 keys.

South-East Asia’s top ten cities in terms of hotel openings

As in the past, the Thai capital Bangkok once again takes the lead with 41 additional hotels and 10,773 rooms on the cards. Kuala Lumpur comes in second with 24 new properties and 7,171 keys.

Bali and Jakarta, both in Indonesia, are next with 23 and 22 projects (3,876 and 3,749 rooms respectively). Elsewhere, Manila, Ho Chi Minh City and Phuket will all get 18 new hotels, with 5,116, 4,915 and 3,473 rooms each.

Singapore, Pattaya and Yangon complete the top ten with 17, 16 and 14 projects in their respective pipelines.

Top ten hotel brands expanding in South-East Asia

Citadines apart’hotels takes the lead with 31 projects and 6,211 rooms, followed by Somerset Serviced Residence, which will expand by 21 properties and 4,833 keys. This highlights the growing demand for extended-stay properties that offer more home comforts than a traditional hotel, but the same level of service.

Harris Hotels will also expand its footprint by 21 hotels, which will bring 3,924 rooms. Holiday Inn Hotels & Resorts and Meliá Hotels & Resorts will both get 14 new properties, meanwhile, with 5,221 and 3,553 keys respectively.

Also worth noting is that Hilton Hotels & Resorts has 12 projects in its pipeline, just ahead of Movenpick Hotels & Resorts with 11. Below them, Pullman Hotels & Resorts and Centara Hotels & Resorts will both grow their presence by ten hotels, and Ascott rounds out the list with nine upcoming launches.

Noteworthy hotel projects in South-East Asia

The 1,079-room Wyndham Resort Beau Rivage Nha Trang, Vietnam will be part of a mixed-use development with both hotel rooms and condominiums. On a beachfront site in downtown Nha Trang, the property will be spread over two 50-storey towers overlooking the ocean. Guests and residents will have access to amenities including gyms and a spa, an entertainment area, a VIP club, retail spaces and numerous dining venues. Set to open in mid-2021, the property is owned by Tropicana Nha Trang, but Wyndham Worldwide will operate it.

Over in Cambodia, the 135-room Rosewood Siem Reap will open its doors by Q3 2022. This hotel will be in the heart of the city, only six kilometres from the famous Angkor Wat temple – the Royal Gardens, National Museum, Floating Village, Phsar Chas market and other cultural attractions are also close by. Both guest rooms and standalone villas will feature modern Khmer architecture inspired by the area’s rich history. In addition, each villa will boast its own pool, landscaped terrace and access to the Manor Club, a space reserved for villa guests.

Last but not least, the 182-room Waldorf Astoria Jakarta will open in one of the city’s key business districts in Q3 2021. It will offer guests easy access to the headquarters of multinational corporations, government offices and embassies. The 2,000 sq m ballroom and additional meeting spaces with modern amenities will make it ideal for corporate travellers. Set in a 74-storey mixed-use tower, Waldorf Astoria Jakarta will be the highest hotel in the city, and the striking design by Kohn Pedersen Fox Associates promises to make it a new architectural landmark.
