Kerzner International has signed its second One&Only resort in the US, as it acts on a strategic growth plan for the region.
The new property will combine a 61 room resort and a community of private branded residences, on a site in Hyde Park, New York. The project will be developed in partnership with Nolan Reynolds International, and site owner, the Culinary Institute of America.
A peerless countryside setting
The resort will sit within the Culinary Institute’s 21 acre campus in the Hudson Valley, which is 90 minutes from New York City, and a 20 minute drive from nearby Rhinebeck. Accommodation at the wellness-oriented property will be in a mix of cabins, guest rooms and suites.
“We are truly excited to bring One&Only to the Hudson Valley,” said CIA president Michiel Bakker. “The property’s proximity to the CIA will add to the already incredible suite of offerings available to its guests and residents alike.”
The culinary connection will be riven through the resort’s range of offerings for guests. The CIA campus will provide the opportunity to enrol in cooking classes, attend culinary boot camps, and learn from the best chefs. One&Only guests can also choose to dine in the CIA’s fine dining restaurant, where students hone their expertise in cooking, presenting and serving exquisite dishes. Each of the private homes will be developed with a fully equipped chef’s kitchen, designed for those who like to dine in style and enjoy preparing the finest ingredients.
The Hudson River Valley resort will be One&Only’s second opening in the US market. In November 2025, it will launch its first property in the country, One&Only Moonlight Basin in Big Sky, Montana. Set within a national forest, the resort will offer skiing in the winter, and outdoor summer pursuits including hiking and golf, providing a year round destination for adventurers.
Elsewhere, One&Only is preparing another resort in Half Moon Bay, Antigua. And its successful branded residence programme includes developments currently selling in Mauritius, Mexico, Montenegro, Montana, Greece, and Dubai.
The Antigua resort is expected to open in 2027, set across a 132 acre site overlooking a secluded beach. Once again, the development will combine the luxury resort and the development of a number of private homes under the One&Only brand.

Recognising the unique position of many of its properties, set in beautiful natural surroundings, Kerzner International joined the World Sustainable Hospitality Alliance in April 2025. The move makes a commitment to sustainable hospitality, uniting members in advancing environmental standards.
