A Marriott International hotel in Annapolis, USA will undergo a significant renovation following its acquisition by District Hospitality Partners.

The privately held hospitality investment group will overhaul Westin Annapolis with a significant renovation to the bar, restaurant, and lobby.

Regular renovations

Located in bustling historic downtown Annapolis, the hotel last underwent a comprehensive renovation in 2020 for all its 225 guestrooms, encompassing case and soft goods while modernising the guest bathrooms.

With 13 event spaces encompassing over 19,000 sq ft of meeting space, including two kitchens, the hotel offers the most meeting space of any venue in Annapolis. Additional amenities include spacious modern rooms, free Wi-Fi, a fitness centre, and an indoor pool.

Iconic asset

Fred W. Malek, CEO, District Hospitality Partners, said: “Westin Annapolis is an iconic asset in the Annapolis hotel market and a perfect fit for our portfolio as we continue to accelerate our acquisition pace.

“The property is located in a growing market with high barriers to entry and benefits from the balanced strength of its group and transient customers. Properties with high cash flow in strong markets are the type of assets we are looking for to increase our hospitality presence.”

Management continuity

Hotel management firm, HEI Hotels & Resorts, will continue to manage the asset. Eastdil Secured served as the debt placement advisor, and Wells Fargo provided the financing.

Other east coast Westins under development for Marriott include three projects due for delivery in Q2 2024: the 175-key Westin New York Staten Island; Westin Hotel Flushing, another newbuild, delivering 244 rooms just outside the Big Apple; and further south in North Carolina, conversion site Westin Greensboro will add a further 180 keys to the brand’s portfolio.
