Hampton by Hilton marks first property in Argentina’s Bariloche [Infographic]

With co-investing in shopping centres and condo-hotels all the rage, Hampton By Hilton Bariloche is jumping on the bandwagon and betting on Argentina.
The Hampton Bariloche is in the centre of San Carlos de Bariloche, a popular tourist destination, just 150 meters from the Civic Center overlooking the famous Nahuel Huapi Lake.
Its real estate profitability is a peculiar one, given that its projected income of 7% per year is double that of a typical yearly return in Argentina.
It is a unique offering which gives life to a hotel business that takes advantage of the dynamic “offer versus demand” culture currently characterising Bariloche’s tourism market.
The hotel will open its doors this month and is already turning up in the major online portals (Hilton.com, Booking.com, Expedia), where it receives numerous international reservations from those looking to take advantage of Argentina’s VAT exemption for tourists.
The hotel already has a full team in place, who are currently taking care of the pre-opening tasks.
Argenway and Hilton – a perfect symbiosis
“In the 1960s my mother travelled to Bariloche to hire hotels for her agency. Fifty years later we are inaugurating our own hotel development,” says Eduardo Carey, 69, proud co-founder of Free Way and Argenway.
“In partnership with Hilton, we have managed to strengthen our companies. They undoubtedly are the most valuable hotel brand in the world. And we humbly bring our knowledge and experience of the Argentine tourism market,” concludes Carey.
In the very year that Hilton celebrates its 100-year anniversary, an unprecedented event has taken place: the arrival of the brand to Bariloche, a tourist destination of the world’s elite, which paradoxically still did not have a property by the prestigious American chain.
Through the format of the condo-hotel, 120 Argentines were able to buy from 1/4 of a room to a whole as a long-term investment.
“There are the last eleven units, all with an incredible view of Lake Nahuel Huapi,” describes Emilio Cornejo, co-founder of Achaval Cornejo, Argenway’s main ally in the real estate commercialization of this venture.
“Despite this being an election year, we continue to receive investors every week. Our clients know that the hotel is already thriving, and the income generated is immediate. It combines the strength of a real estate product with the intelligent income of an international hotel chain,” explains Cornejo.
“As the hotel is opening this winter, we are pushing a final campaign so investors can join with a minimum investment of 38,000 USD (1/4 room) with a couple of new benefits, including airfare to Bariloche, high season stays and an income guarantee of 4% per year in the first years,” Cornejo said.
