Hotel management group Peregrine Hospitality is continuing to expand its business interests, and in February 2025 added five more hotels to its portfolio.
Those five properties all belong to asset owner Mission Hill. They include the Hilton Garden Inn in Temple, Texas; and a dual branded property in Waltham, Massachusetts with co-located Residence Inn and Fairfield Inn & Suites offerings. In Naples, Florida Peregrine will manage the 100 room Inn of Naples, a recently renovated hotel lined to Hilton’s Tapestry Collection. Finally, there is the SpringHill Suites Truckee, a Marriott branded hotel with 114 rooms close to Lake Tahoe.
Building a select service offering
These hotels are all in the select service category and are part of a larger package of 26 select service hotels that have transferred to Peregrine. The group now has a presence in the segment across 17 US states. All of the properties are branded under Marriott, Hilton and Hyatt flags.
“There continues to be high investor and consumer demand for well-located select-service hotels,” said Brandon Frederick, who heads select service operations for Peregrine Hospitality Group. “We’re delighted for the opportunity to extend our management capabilities and expand the portfolio. Peregrine has built an outstanding and experienced team to continue to elevate the brand and capitalize on our strengths, resources, relationships, talent, expertise and knowledge of hospitality management.”
In early 2025, established management platform KSL Resorts rebranded to Peregrine Hospitality. The change of name reflects the aspiration to grow the business further, while also establishing a clear differentiation.
CEO Greg Kennealey noted that the group is now moving beyond simply managing resort properties, with it growth into select service alongside new business partner Mission Hill Hospitality. “It was time for a change – a fresh start. It’s an expansion beyond resorts into a broader hospitality platform.”
“The old name was no longer fully applicable, and it gives us a chance to make a splash, get out different messaging, broaden the business a bit in terms of our positioning, all which has appealed to us.” Kennealey has suggested the business may look at expanding its management capabilities into urban hotels, and the luxury segment.
Supported by a global investor
The management platform continues to work closely with KSL Capital Partners, a major investor in hospitality real estate. KSL’s current investments include Outrigger, a business with around 30 resorts across Asia Pacific. It has also invested in Sereno Hotels, a boutique hotel business with properties in Europe and the Caribbean. And in the UK, KSL is backing a food-led boutique hotel business, Pig Hotels.
Aside from investing in operational hospitality businesses, KSL and its affiliates also hold a number of major hotel property assets. These include large Hyatt, Sheraton, Fairmont and independently branded luxury hotels and resorts, around the world.
KSL had major exposure to the UK hotel market for several years, through its ownership of the Village Hotels chain. That business was sold in mid 2024 to new owner Blackstone.
