Region overview: 2,600 hotels in the works across APAC

More than 600,000 new rooms will be rolled out across this vast region in the years ahead, according to the TOPHOTELPROJECTS construction database, with China leading the way.

Our researchers report that 2,627 hotel schemes with 610,525 keys will be completed throughout APAC in the next few years.

China dominates APAC’s pipeline

The People’s Republic of China, perhaps unsurprisingly given its explosive growth in recent decades, is way out in front on a country-by-country basis when it comes to hotel development. A staggering 1,470 properties, accounting for 339,022 rooms, are due to be delivered soon – far more than nearest challengers India (172 projects, 26,932 keys) and Australia (155 schemes, 27,423 rooms) combined.

As for what star ratings APAC’s hotels are aiming for, our data indicates that there’ll be a fairly even split. A total of 1,487 properties with 315,671 rooms are targeting the four-star category, leaving 1,140 schemes with 294,854 keys focusing on the luxury five-star market.

Two years of frenetic activity

Interestingly, more than half of all the hotels we’re tracking will be ready to welcome guests within the next two years.

No fewer than 860 properties and 198,574 rooms are due to open in 2022, and a further 699 projects and 155,890 keys are expected to land in 2023. The comparable figures for 2024 (294 schemes and 73,986 rooms) and 2025 and beyond (774 hotels and 182,075 keys) look relatively modest in comparison.

Landmark developments in Vietnam and Indonesia

One of the most eye-catching of all APAC’s schemes is the 300-key Empire City Hotel in Ho Chi Minh City, part of a huge mixed-use development encompassing three towers rising up to 333 m high centred around a green terraced podium. An opening date has not yet been confirmed for this under-construction hotel, which will showcase the work of Büro Ole Scheeren – Beijing (architecture), NBBJ – New York (architecture), CallisonRTKL – Hong Kong (interior design) and Land Sculptor Studio (landscape design).

St Regis, one of Marriott International’s most prestigious brands, also has ambitious plans in APAC, as can be seen by the impressive progress it’s making in Indonesia’s bustling capital. The St Regis Jakarta, which is currently being built out, will feature a mix of guestrooms and suites; four F&B venues; 3,600 sq m of function space; and a spa with six treatment rooms, a swimming pool and a fitness centre. The stellar design team working on bringing it to life includes architect Pelli Clarke & Partners and interior designers Champalimaud Design and Bensley.
