Hilton set to quadruple Saudi presence

Hilton Worldwide has secured four more Saudi Arabian sites to take its national pipeline to over 50 hotels.

The additions will be across 10 of the major group’s brands, making Saudi Arabia Hilton’s largest pipeline market in the Europe, the Middle East and Africa (EMEA) region.

Accelerated growth strategy

Hilton has accelerated its growth strategy in Saudi Arabia in recent years, announcing multiple signings as the company works towards its plans to increase its portfolio to more than 75 trading properties across the country.

With plans to more than quadruple its presence in Saudi Arabia over the next few years, Hilton is working closely with leading owners and developers to enhance business and leisure travel destinations throughout the country.

Conrad’s capital entry

The latest signing is Conrad Hotels & Resorts’ entry into the heart of the Saudi capital with Conrad Riyadh Laysen Valley, which is set to open in Q3 2025. 

In partnership with Mashareq Investment, Hilton’s second Conrad property in Saudi Arabia will house 170 keys, an indoor pool, fitness centre, boutique spa, seven meeting rooms spanning over 500 sq m, and multiple dining outlets.

Convenient location

Conrad Riyadh Laysen Valley will be located in one of Riyadh’s most prominent high-end, mixed-use real estate projects, Laysen Valley.

Sited opposite to the city’s Diplomatic Quarter and near the Kingdom’s royal court and corporate business hubs, the hotel will serve as a convenient meeting point for both residents and international business travellers.

Secondary city signings

Hilton’s growth also continues in secondary cities, with the recent signings in Abha, Hilton The Point Residences and Canopy by Hilton The Point, both due to open in Q3 2026.

The pair, one under the flagship Hilton Hotels & Resorts brand and another under the lifestyle Canopy by Hilton brand, will be within Abha city’s The Point development, part of the Abha Terraces project.

Shared amenities

The two hotels will offer a number of state-of-the-art facilities and feature a combined total of 250 guestrooms, suites and residences. The shared amenities are complete with an indoor pool, fitness centre, spa, multiple dining outlets, and a children’s pool and kids club.

The sites will also be well-positioned to cater for large-scale leisure and business events, with 600 sq m of outdoor event space, a 500-sq-m ballroom, and 250 additional sq m of meeting space.

Urban centre locale

Both properties were signed with Red Sea Aseer Fund, a fund made up of unitholders from Red Sea Markets and the Tourism Development Fund, and a project developed by SEDCO Development and managed by Saudi Fransi Capital.

The pair are adjacent to a mixed-use urban centre less than 10 minutes from Abha International Airport, which will include waterparks, entertainment venues, live shows, entertainment-led food and beverage outlets, adventure activities and other leisure amenities.

Elevated Canopy

Completing the recent signings, Canopy by Hilton Porta Jeddah is set to be developed in partnership with Al Akaria Real Estate Co. and is expected to open its doors in Q1 2028.

The upscale property will feature 183 guestrooms and 55 residences, as well as world-class F&B outlets including a specialty restaurant, a rooftop concept – a signature feature of Canopy hotels – plus a fully equipped fitness centre, an outdoor swimming pool, and nearly 300 sq m of meeting space.

The hotel will also include Canopy Central, a leisure and retail space with various zones adapted to the needs of guests throughout their stay. Embracing the energised Canopy by Hilton brand style, Canopy by Hilton Porta Jeddah will be designed to deliver a locally-inspired, elevated stay experience, complete with sophisticated interiors and bespoke dining options.

Exciting opportunities

Pipeline properties

Hilton’s Saudi development pipeline of more than 50 properties includes the introduction of new brands like LXR Hotels & Resorts, Canopy by Hilton, Embassy Suites by Hilton, and Hampton by Hilton.

Projects underway include the 200-key Waldorf Astoria Riyadh Diriyah which is expected to open in 2028 in a prime position within Diriyah; Wadi Hanifah, LXR Hotels & Resorts a secluded retreat scheduled for 2026 which will house 80 guestrooms and villas in Diriyah; and the 120 guestroom Canopy by Hilton Al Khobar Ajdan Waterfront, expected to open in 2026 on the corniche, adjacent to Boulevard Ajdan, a high-end shopping and entertainment destination.

Plus the 164-key DoubleTree by Hilton Jeddah Al Andalus Mall attached to the Jeddah Al Andalus Mall is due to open next year; while DoubleTree by Hilton Jeddah Al Marwah will bring 178 rooms within close proximity to the King Abdulaziz International Airport, and on the corner of the bustling Hira Street; Hampton by Hilton Neom Community is due to open later this year, featuring 201 guestrooms; plus Hampton by Hilton Hafr al-Batin will feature 150 guestrooms and is due to open in 2026.
