Indian luxury hotel group Oberoi has revealed plans to launch its first UK hotel, in central London’s Mayfair district.
The hotel at 40-46 Brook Street will sit within a listed building that is already being converted by owner Grosvenor and EIH London Investments, as part of the much larger South Molton project.
South Molton is a GBP500m development that is creating a new, internationally relevant destination in the West End of the UK capital. It builds on the fact that the new Elizabeth Line, a transformational public transport project, has delivered a new station at Bond Street, allowing many more people to easily access this central area, with shorter and easier journeys from across the capital.
A transformational project
Grosvenor, the major landowner in the area, has partnered with Japanese-backed investor Mitsui Fudosan to deliver key elements of the project. These include new office space, open market and affordable housing, the five star hotel now to be operated by Oberoi, new public spaces with new cafes, restaurants and shops opening onto them. The project will retain local building facades and landmarks such as the local pub, ensuring the historic character of the South Molton area is retained, just as visitors will enjoy improved public realm.

Oberoi was founded in 1934, and today operates 32 hotels across seven countries: India, Indonesia, Egypt, Mauritius, Morocco, Saudi Arabia and the UAE. The group operates under its Oberoi and Trident brands.
The London hotel joins a strong pipeline for the Oberoi brand. In Saudi Arabia, a 150 room Oberoi hotel is part of the Diriyah Gate development, due to open in the first half of 2027.
In its home country of India, there are a number of projects upcoming. The coming months will see the launch of Oberoi Vindhyavilas Wildlife Resort in the Bandhavgarh Tiger Reserve in Madhya Pradesh. Small in scale, the intimate resort will offer unrivalled access to wildlife. Also launching soon will be the Oberoi Rajgarh Palace, converted from a historic building in the Managad Hills near Khajuraho, Madhya Pradesh.
Doubling down on Indian growth
During the first half of 2025, Oberoi will launch the Anant Vilas project in Mumbai, a 150 room project in the city’s Bandra Kurla Complex.
In Kolkata, the long established Oberoi Grand hotel is currently closed as it undergoes an 18 month refurbishment – the longest time it will be shuttered since opening in 1938. A relaunch is planned in early 2026, at which point just 50 bedrooms and suites, along with the hotel’s restaurants will reopen; the remaining 200 bedrooms will reopen some months later, as the major refit progresses through the property.
Also in planning is an Oberoi hotel on the coast at Visakhapatnam, Oberoi hotels in Picchukalanka and Gandikota , and a Trident branded hotel in Tirupati.
