793 New Rooms: Marriott’s Jamaica, Zanzibar Deals

Marriott and Catalonia sign deals for new all-inclusive resorts in Montego Bay and Zanzibar, opening in 2027 and 2028

Marriott International has signed deals for two new all-inclusive resorts with Spanish hotel company Catalonia Hotels & Resorts. The agreements were signed on July 22 in Barcelona. One resort will open in Montego Bay, Jamaica, under the Marriott Hotels brand. The other will open in Zanzibar, Tanzania, under Autograph Collection Hotels.

The Jamaica property comes from converting the former Catalonia Montego Bay. It sits on the beach near Sangster International Airport and is scheduled to open in 2028. The resort will have 522 rooms, 13 restaurants and bars, three pools, a spa, and tennis and pickleball courts. It will also have a lazy river and more than 2,130 feet of beachfront.

The Zanzibar resort is a new build project and is expected to open in 2027. It will have 271 rooms and focus on wellness. Plans include several pools, a spa, a theater, and an oceanfront jetty with a seawater pool and bar. The resort will also offer a range of specialty restaurants.

A Growing Partnership

Catalonia already has ties to Marriott through the Renaissance Barcelona Fira Hotel, which it owns. The Spanish company runs 82 hotels with over 12,000 rooms across 25 destinations, mostly in Europe and the Caribbean. Its business mixes city hotels with leisure and all-inclusive resorts. Manuel Valenzuela, Catalonia’s Chief Commercial & Operations Officer, said the deals reflect confidence in the company’s operating model.

Marriott has been building up its all-inclusive business for several years now. As of July 2026, the company runs 38 all-inclusive hotels across 9 markets in the Caribbean and Latin America. Another 16 properties are in development there, adding up to 5,600 rooms. In Europe, the Middle East, and Africa, Marriott has 4 more all-inclusive projects planned, totaling around 1,990 rooms.

Two Regions, One Strategy

Laurent de Kousemaeker, Marriott’s Chief Development Officer for the Caribbean and Latin America, said the deals show owners are drawn to the company’s brand strength and distribution reach. Jerome Briet, who holds the same role for Europe, the Middle East and Africa, said the Zanzibar project marks a step forward for the region’s all-inclusive push. Both resorts will eventually connect guests to Marriott Bonvoy, the company’s loyalty program with close to 283 million members.

Marriott itself is a large operation. The company runs about 10,000 properties in 146 countries, spanning everything from luxury hotels to extended-stay chains. These two new resorts add to a pipeline that already stretches across multiple continents. For now, guests in Jamaica and Zanzibar will have to wait until 2027 and 2028 to check in.
