We take a look at the TOPHOTELCONSTRUCTION database to summarise project pipelines across the African region, identify key growth markets and projects worth watching.

It’s all systems go across Africa as projects across the continent get underway.

We take a deep dive into Africa’s pipelines and highlight some of the largest and most interesting projects we can expect to see in the region soon.

Northern Africa a hospitality hotspot

Studying figures from the TOPHOTELCONSTRUCTION database reveals a lot about the health of a region’s hospitality industry and based on statistics and projections pulled from the database, it appears that Africa is doing well as the year draws to a close.

According to the numbers, there are 282 projects in the African pipeline which will bring a total of 62,558 additional rooms to the region.

There is a fairly even split between projects in the market’s upper tiers, with just above half the projects (143) bearing 5 stars, while just under half the projects (139) bear 4 stars.

Egypt is way out in front of the region’s other countries when it comes to numbers, with this prominent North African nation awaiting 52 projects for a total key count of 15,619.

Morocco, which comes in behind Egypt in the numbers race, lags behind by almost a third, with 32 projects in the pipeline, while the West African nation of Nigeria is the third most promising country, with 26 projects waiting to come on.

Top 10 cities evenly spread across the north of the region

As far as cities are concerned, the TOPHOTELPROJECTS database reports that there is no one centre of concentration when it comes to hotel development in the region. However, development is mostly taking place north of the equator, with few southern African countries seeing development on a similar scale.

The five cities with the biggest pipelines are Addis Ababa, Cairo, Nairobi, Algiers and Abuja, with a respective 14, 12, 12, 10 and 9 projects each.

Regarding the brands that are being most heavily developed, the majority are in the upscale, midrange and lifestyle segments.

Brands such as Radisson Blu, Hilton Hotels and Marriott Hotels are joined by Movenpick and Novotel in the Top 5.

Notable projects

There are several notable projects underway across Africa, and three are of particular interest.

The Park Hyatt Marrakech is a 181-key luxury new build property that is slated to open in the final quarter of 2020. Set against the stunning backdrop of the Atlas Mountains, the hotel is situated within an 18-hole golf course and is organised in a series of clusters around a common courtyard. Along with all the standard trappings you would imagine from a resort complex, such as swimming pools and restaurants, it also boasts some unique features, such as an infinity pool with a view towards the mountains, a luxury spa and an artist’s medina. The complex is a mixture of guest rooms, meeting residences and private villas.

The Melia Whites Sands Hotel & Spa is currently under construction, but upon completion in the third quarter of 2020, it will boast an incredible 835 rooms in a 4-star property on the island of Cape Verde. The hotel will cater to adults and families alike, and each can enjoy their own separate area of the hotel. The main hotel building is surrounded by a collection of bars and restaurants, including a champagne bar, a sports bar and a relaxing lobby bar.

The Radisson Blu Hotel Port Harcourt Olympia is located in the southern area of the Nigerian city of Port Harcourt, and overlooks the neighbouring golf course, affording guests spectacular views of the fairways. This hotel will appeal to business and leisure travelers alike, and boasts the largest conference facilities in the Niger Delta, with over 2,000m2 of corporate meeting and event space. The hotel will have 206 well-appointed guest rooms and an international standard of service that guests of Radisson Blu properties have come to appreciate.
