SH details portfolio expansion plans

SH Hotels & Resorts, the hotel group owned by Starwood Capital, has pulled together its development plans for its three current brands.

The group revealed its pipeline projects now extend to 19 properties, across its three brands. And two of these, under its Treehouse brand, will launch later this year in Manchester, UK and Sunnyvale, USA. In common with many luxury brands, SH is also taking the opportunity to add branded residences to key development projects, alongside its hotels.

Led by hotel industry veteran Barry Sternlicht, but bristling with new ideas and concepts, SH is currently growing three brands. 1 Hotels is a lifestyle hotel, inspired by nature and operated around sustainable practices. SH launched the first 1 Hotel in South Beach, Miami in 2015 and currently extends to 11 properties, with six in mainland USA, plus Hawaii, Toronto, and Cabo St Lucas in Mexico. Further afield, it has launched in Sanya, China, and in London.

Bejewelled Baccarat

A second brand, Baccarat builds on the luxury associated with the legendary crystal brand, and launched in New York in 2015. Making up the trio is Treehouse, a playful, eco-friendly brand inspired by a child’s treehouse that was launched in 2019 in a London property.

Growing Treehouse

First to add to the portfolio will be Treehouse openings later in 2024, with a 254 room hotel in Sunnyvale and a 224 room Manchester property being created by reuse of an existing 14 storey hotel in the city centre. Further Treehouse properties are already committed for opening in Miami in 2026, Adelaide in 2027 and Riyadh in 2028.

Building 1 Hotels

The 1 Hotels pipeline builds momentum from 2025, when it will launch a 277 room hotel and 114 homes in Melbourne, along with a hotel in Copenhagen and in Seattle. In 2026, new arrivals will include the 252 room 1 Hotel Austin, in the tallest tower in Texas, plus a hotel and residences on the Greek island of Crete. For 2027, expect to see openings in Paris, San Miguel de Allende, Cabo and Riyadh.

Not being left out, Baccarat too will be expanding with its second hotel opening in Rome in 2025. The following year will see a second Italian hotel open in Florence, as well as a 144 room and 49 residences launch in Dubai. For 2027, the pipeline includes a standalone project of 360 residences in Miami, plus a hotel and residences in Riyadh.
