Regional overview: Close to 300 hotels in the pipeline in DACH [Construction Report]

Germany remains number one in the DACH region.

The DACH region’s hospitality industry is set to grow rapidly in 2020: close to 300 new openings are currently in the pipeline.

In 2020, 286 new hotels will add over 40,000 rooms to the DACH region’s hotel market.

We look more closely at which country leaves the others in the dust and which brands invest most heavily in this region.

A clear winner in the DACH region

Although Austria, Switzerland and Germany will all record solid growth, Germany’s pipeline of 230 projects and 32,769 rooms is significantly larger than its neighbours’.

While Austria receives 31 new hotels with 4,024 rooms, 25 hotels with 3,448 rooms will open in Switzerland.

The top 10 cities of the DACH region in 2020

Berlin clearly wins here with 12 openings and 1,900 new rooms. Munich follows with 10 new hotels and 1,650 rooms. Vienna, Frankfurt am Main and Hamburg share third place with 9 launches each.

Düsseldorf gets 8 hotels and 1,866 rooms, followed by Stuttgart, Hanover and Leipzig, each of which has 6 projects. Cologne closes out the top 10 with 5 openings.

These brands will grow fastest in 2020

Several international chains have set themselves the goal of strongly expanding their presence in the DACH region in 2020.

Holiday Inn Express by InterContinental Hotels Group (IHG) is at the top of the list with 11 projects and 1,667 rooms. Among them is the Holiday Inn Express Stuttgart City Hauptbahnhof, which will open in the vicinity of Stuttgart’s new main train station.

The budget brand B&B Hotels is also going strong and will launch 9 hotels in the DACH area before 2020 ends. Planned properties include the B&B Hotel Hannover, which will attract guests due to its central location and modern facilities.

The young brand the niu is planning 8 hotels with 1,740 rooms. One of these upper-midscale hotels, the niu Mood, is expected to open in Mainz mid-year and will appeal to business travellers in particular. 94 of the 297 rooms will be serviced apartments.

InterCity Hotels and Ibis Styles will each open 7 new hotels. On average the InterCity Hotel projects will be significantly larger than the Ibis Styles properties.

Two noteworthy projects include the InterCity Hotel Saarbrücken with 170 rooms, which is to open near the trade fair in late 2020, and the Ibis Styles Bayreuth, which will bring 96 new budget category rooms to the city famous for its annual Wagner Festival.
