The TOPHOTELPROJECTS construction database reveals that major hotel schemes continue to be progressed throughout the Americas despite Covid.

While the pandemic took a heavy toll on hospitality in 2020, our data indicates that 2,151 hotel projects with 445,813 rooms are set to complete in the Americas over the coming years. Here, we examine some key development trends.

Hotel openings by year

2021 will be a big year for the Americas as 962 hotels with 185,051 keys are slated to go live, which works out as almost three schemes per day. 206 of these properties are already in the pre-opening phase.

In 2022, another 501 hotels with 104,467 keys will be ready. Meanwhile, 176 properties with 43,748 rooms are planned for 2023, and 512 projects with 112,547 keys have already been pencilled in for 2024 and beyond.

Of these 2,151 hotels logged by TOPHOTELPROJECTS researchers, 71% are in the four-star category – the remainder are five-star affairs.

Key growth markets in the Americas

In terms of individual countries, the US takes a thumping lead overall, with 1,540 projects and 301,100 rooms in its pipeline. Therefore, it probably won’t come as a surprise to discover that the Americas’ three fastest growing urban hotel markets are all in the Land of the Free; New York leads the way (66 new hotels and 17,289 rooms), followed by LA (51 projects and 10,757 keys) and Atlanta (45 schemes and 9,684 rooms).

Mexico comes in a distant second with 134 new hotels and 32,770 rooms, while Brazil is next with 76 hotel schemes and 16,405 keys in its development slate. Canada follows with 69 projects and 11,557 rooms, and Argentina concludes our rundown with 43 planned openings and 4,299 keys.

The Americas’ must-know hotel projects

A real powerhouse of a scheme, Loews Arlington Hotel in Texas will feature 888 rooms, two restaurants with outdoor terraces, two bars, a grab-and-go coffee shop, an 8,000 sq ft pool with 18 cabanas, a kids club, a fitness centre and a spa. Handily, it’s located right next door to Arlington Convention Center, making it a perfect option for business travellers. The opening’s planned for 2025.

Over in the Caribbean, Palace Resorts is continuing to work on a much-anticipated megaproject in the Dominican Republic. Moon Palace Punta Cana will boast 3,350 rooms, an 18-hole golf course designed by Greg Norman, 20 eateries, nine bars, seven swimming pools and a water park, along with a 75-booth wellness spa, casino and convention centre. This new luxury all-inclusive resort, the first Palace Resorts project in the Dominican Republic, is due to open in late 2022.

Lastly, in southern California, the 1,600-key Marriott Hotel and Convention Center Chula Vista Bayfront will launch by mid-2023. It’s part of a larger masterplan to revamp the Chula Vista Bayfront; aside from the hotel and convention centre itself, the development will incorporate retail and resort amenities, more than 200 acres of parks and a shoreline promenade.
