A look at the TOPHOTELPROJECTS construction database shows that 1,053 hotel projects are currently on the table in the DACH region, with Germany taking a decisive lead in terms of new openings.

The DACH region’s hotel pipeline of 1,053 schemes and 149,082 rooms will considerably expand the hospitality offering in Germany, Austria and Switzerland. We find out more about the region’s development plans and pick out a few highlights that you might want to keep tabs on.

Upcoming openings by year

In the remaining months of 2020, 166 hotels with 20,963 rooms will launch across the DACH region, of which 76 are already in the pre-opening phase.

2021 will be the busiest year in the near future with 328 properties and 45,312 rooms set to go live. For 2022, by contrast, 210 projects with 33,769 keys are planned. Looking further ahead, another 349 properties with 49,038 rooms are in the pipeline for 2023 and beyond at present.

Star ratings of DACH’s upcoming hotel projects

Of the 1,053 hotels in our database, 148 will be in the one- and two-star categories, although the three-star segment will grow by 416 properties.

Rising into the higher echelons, 390 new hotels are in the four-star bracket, while the remaining 99 will be in the five-star luxury segment.

Growth by region in the DACH market

Germany is by far the fastest growing market with 827 hotels and 12,296 rooms in the works. Switzerland follows in second place with 107 projects and 13,078 rooms, followed by Austria with 99 properties and 13,041 keys.

When looking at urban growth markets, Hamburg tops the list with 52 projects and 11,241 rooms. Berlin comes a close second with 43 new hotels and 9,118 rooms, whereas Munich takes third place with 31 openings and 4,665 keys.

The highest non-German entry, Austria’s capital Vienna, has 30 projects with 5,489 rooms underway, followed closely by the industrial city of Düsseldorf with 29 new hotels and Germany’s banking capital Frankfurt am Main with 27 launches. Elsewhere, Cologne has 19 upcoming openings, while Stuttgart’s offering will expand by 18 projects. Hanover and Geneva complete the list with 13 and 11 schemes respectively.

Top five hotel brands growing in the DACH region

Budget brand the niu has ambitious plans to open 35 new hotels with 7,878 rooms in the coming years. Close behind though is Holiday Inn Express, which will grow its footprint by 29 hotels and 4,875 keys.

Moxy Hotels will open 22 new properties with 4,009 rooms, while Premier Inn will add 20 hotels with 4,038 keys to its portfolio. And not to be overlooked, Motel One Hotels & Resorts will launch 13 properties with 3,890 rooms.

Key openings in the DACH region

In the heart of Germany’s capital, the 445-room Moxy Central Tower Berlin will share a building with a Residence Inn hotel – the new Moxy will occupy the building’s lower ten floors. The brand’s quirky design is being brought to life by Berlin-based interior designers from Studio Aisslinger, and an opening date of Q1 2022 has already been pencilled in.

A very different type of project, Scheiblhofer The Resort will become a five-star wine- and wellness-themed resort in the heart of the Scheiblhofer winery in Andau, Austria. Apart from having direct access to sloping vineyards and nearby hiking and recreational routes, the hotel will also boast a restaurant and spa. These facilities, as well as the initial 50 rooms, will be built in the first construction phase. A second phase will bring an additional 50 rooms later down the road. A late 2021 opening date has been mooted.

Over in Switzerland, the 266-key IntercityHotel Zurich Airport will offer a restaurant, a bar and conference facilities that extend over an area of just over 450 sq m. Guests will doubtless enjoy being able to use a spa and gym to stay fit during their visits too. IntercityHotel Zurich Airport is conveniently positioned only ten minutes from Zurich International Airport and 15 minutes from the city centre. It’s scheduled to open in Q2 2021.

Finally, in late 2022, Germany’s top port city will welcome the 400-key Ibis Styles Hamburg-Überseequartier, part of an 830-room project by Accor that will also include Pullman and Novotel properties. The hotels will be spread over three building complexes, each with their own individual architecture and characteristics. The combination of three different hotel brands and 830 rooms means that Westfield Hamburg-Überseequartier is one of Accor’s largest hotel projects around the world.
