The TOPHOTELPROJECTS construction database sheds light on activity levels across Germany, Austria and Switzerland, where hundreds of hotel schemes are in the works.
Over the coming years, 485 hotels will launch across the DACH market and bring 71,496 rooms to the already well-established markets of Germany, Austria and Switzerland, according to our researchers.
DACH hotel openings by year
The last few months of 2021 will see 77 properties with 10,102 rooms open their doors.
Next year will be busy too, as 125 projects and 20,046 keys are due for completion, and a further 102 schemes and 16,435 rooms are expected to go live in 2023. For 2024 and beyond, 181 projects and 24,913 keys are already in the pipeline.
Of these 485 new hotels, the overwhelming majority (390) will be in the four-star category, while only 95 are targeting the five-star luxury segment.
Breaking down hotel development across the region
Being the largest country in the DACH region, Germany unsurprisingly takes a healthy lead in terms of the number of new hotels due to open. Here, 358 projects with 55,116 rooms are currently on the cards.
The country’s two largest cities, Berlin and Hamburg, also top the leaderboard in terms of launches. The port of Hamburg will get 25 new properties with 5,495 rooms while 24 schemes with 5,656 keys will open in the capital Berlin.
Austria follows some way behind its northern neighbour with 66 planned openings and 8,565 keys – of particular note is Vienna, which can look forward to the arrival of 23 new hotels and 3,821 rooms. In Switzerland, meanwhile, 61 schemes with 7,815 rooms have been proposed.
Top hotel brands expanding in the DACH region
IntercityHotel and Hampton by Hilton will each grow their footprints by 11 hotels. However, the former beats the latter in terms of added room count, with 2,378 versus 1,671 respectively.
Interestingly, the relatively new and dynamic brand Dormero also makes our rankings, courtesy of its impressive tally of ten properties and 1,106 keys.

Exciting DACH hotel launches
The first opening to look at is Mucon Hotel Munich, due to open just a short walk from the main train station in early 2021. This 410-key property will be targeted mainly towards business travel, which explains why it’ll offer an impressive array of conference and meeting rooms. Thanks to the building’s location on a slight slope, meanwhile, the event facilities in the basement will benefit from natural daylight.
Set to launch in Q2 2022, Vienna House R.evo Munich-Neuperlach will bring 607 stylish new rooms and suites to the Bavarian capital Munich. It’s being designed by two Vienna-based firms, BWM Architekten und Partner and Delugan Meissl Associated Architects, which are looking to give it a characteristic vintage flair. The property’s facilities will include a reception, lounge, bar, restaurant, shop and coworking area.
Last but not least, travellers flying into Germany’s largest airport will soon have another accommodation option on their doorstep. Steigenberger Kongress Hotel Frankfurt Airport is scheduled to start hosting guests across its 527 rooms and suites in early 2024. Many visitors will likely want to attend events at the 2,300 sq m conference hall, which can be divided flexibly and accommodate up to 3,000 delegates.
