Region overview: 2,000 new hotels to launch across the Americas

Our researchers have checked the TOPHOTELPROJECTS construction database and found that the Americas’ growth will be driven by the expansion of a few key players.

Over the next few years, 2,048 hotels with 421,640 rooms will open across the Americas, which encompasses all of North America, the Caribbean, Central America and South America. Here, we take a look at how development activity is distributed across this vast region.

Hotel openings in the Americas by year

For the remainder of 2021, 458 hotel openings with 89,617 keys are planned to launch.

In 2022, 604 launches will bring 122,642 additional rooms to the Americas. Another 336 projects with 71,949 keys are due to open in 2023, while 650 schemes and 137,431 rooms are on the books for 2024 and beyond.

Of these 2,048 new properties, 71% (1,453 schemes) will be in the four-star segment. The remaining 29% (595 hotels) are targeting the five-star category.

Key growth markets in the Americas

The US takes the lead on a country-by-country basis, with 1,455 new hotels and 280,069 keys in the works. This accounts for nearly three-quarters of all ongoing projects in the Americas.

Given these numbers, it’s probably not surprising that the region’s most dynamic urban markets are all in the Land of the Free. New York City tops the list with 71 planned openings due to bring 18,701 hotel rooms into play. LA follows with 55 schemes and 11,711 keys on the cards, while 38 properties with 9,553 rooms have been mooted for Miami.

In terms of quickly growing national hotel markets, Mexico ranks second behind the US courtesy of its tally of 141 new hotels and 33,714 keys. Canada comes in third with 70 projects and 11,798 rooms due to go live soon.

Top hotel brands expanding in the Americas

While many hotel groups are growing their presence in the Americas, Hilton Worldwide is expanding most aggressively. The Virginia-headquartered hospitality giant is seemingly celebrating its 100th anniversary by working non-stop to extend its footprint across the region – remarkably, the company accounts for all of our top three brands.

Hampton by Hilton leads the list with 55 new hotels and 7,075 keys in its pipeline. Not far behind is Home2 Suites by Hilton, which is planning 44 launches with 5,414 rooms, while Hilton Garden Inn will grow by 40 projects and 5,892 keys.

Noteworthy new hotels in the Americas

Marriott Hotels and Convention Center Chula Vista Bayfront is part of an expansive project that will dramatically change Chula Vista Harbor in southern California. This 1,600-room hotel will be connected to a huge new convention centre. Moreover, 200 acres of attractive parkland will surround the property, which is due to open by mid-2023.

Over in the Lone Star State, Loews Arlington will feature 888 guestrooms and a convention centre with 216,000 sq ft of indoor and outdoor function space. Two restaurants with outdoor terraces, two bars and a grab-and-go coffee shop make up the F&B offering, while an 8,000 sq ft pool with 18 cabanas, the Loews Loves Families Kids Club, a fitness centre and a spa with six treatment rooms complete the impressive rollcall of leisure facilities. An opening date has been set for 2025.

In Florida, meanwhile, Grand Hyatt Miami is slated to launch by late 2023. This 17-storey hotel development is within walking distance of the beachfront, Lincoln Road Mall, New World Symphony, The Bass Museum and The Fillmore Miami Beach. It’ll include 800 guestrooms, two floors of meeting spaces and ballrooms, a resort-style pool deck with panoramic views, retail space at street level and an elevated skybridge, enabling event attendees to move freely between the hotel and neighbouring convention centre.
