This week’s Project of the Week takes shape in the sandstone canyons of AlUla, where Aman is building its tenth global property inside Saudi Arabia’s first UNESCO World Heritage site. The Aman Hegra Resort is currently in the planning phase, with an opening date targeted for 2028, and it arrives with the kind of scale and symbolism that few desert resorts can claim.
A Desert Retreat Built Around Heritage
The resort sits within Hegra, part of AlUla’s 8,710-square-mile expanse of sandstone mountains and ancient tombs. Rather than imposing on that landscape, the design leans into it: the property is planned as a 5-star, all-new-build development with 42 rooms, surrounded by native greenery and shaped by the region’s dramatic topography.
Guest facilities will include a signature spa, fine-dining and all-day restaurants, boutique retail, a library, a youth club, and a discovery center. This luxury hotel project will also offer 30 branded residences.
Before any of the construction begins, the project is moving through an Enabling Works phase. That stage covers site preparation, heritage protection measures, environmental safeguards, and temporary infrastructure, all aimed at limiting disruption to the surrounding site and setting the stage for main construction.
The Team and the Structure Behind It
Architectural design falls to KEO International Consultants, while the development itself is a joint venture between KUN Investment Holding and AlUla Development. Under the ownership structure, KUN holds an 80 percent stake and AlUla Development Co. holds the remaining 20 percent. Neither company disclosed financial figures or a construction timeline.
The project also folds into a larger institutional effort: it forms part of the Royal Commission for AlUla’s push toward environmentally conscious, culturally sensitive tourism development. The resort is expected to anchor Aman’s presence in a destination still relatively new to large-scale hospitality investment, but rich in the kind of heritage that a brand like Aman has built its reputation on.
