Marriott International has reached 300 properties in Mexico. The hotels hold more than 44,000 rooms and represent 25 of the company’s brands. The company aid travel demand along both coasts, in historic city centers, and in industrial regions helped drive the growth. Alejandro Acevedo, Regional Vice President of Development for the Caribbean and Latin America, said Marriott now holds the largest portfolio of open and pipeline hotels in the country.
More growth is on the way. As of the second quarter of 2026, Marriott had 76 hotels in its Mexico pipeline, representing more than 12,000 rooms. Conversions of existing hotels make up 35% of that signed pipeline. The company expects to open more than 10 additional hotels in Mexico before the end of 2026.
Resorts Lead the Coastal Push
Most of the recent activity has been in beach destinations. The St. Regis Costa Mujeres Resort, Cancún, opened in June on a beachfront site near protected mangroves and a barrier reef. In May, Marriott converted The Westin Playa Vallarta, which became the Westin brand’s first all-inclusive property in Mexico. Casa Nizuc, a Tribute Portfolio Resort, is expected to open in November.
All-inclusive resorts are a growing part of the plan. Marriott signed an agreement with BlueBay Group to bring a Marriott Hotels all-inclusive resort to Riviera Maya. It also reached a deal with The Reef Resorts & Spa to convert three properties to Tribute Portfolio Hotels. The Reef Playacar, The Reef 28, and The Reef Coco Beach will add 676 rooms to the brand’s all-inclusive pipeline and mark its debut in Playa del Carmen.
Conversions Bring in Independent Owners
Conversion-friendly brands are doing much of the work across the country. The Luxury Collection, Autograph Collection, and Tribute Portfolio Hotels let owners of independent hotels join Marriott while keeping a flexible approach to branding. Recent examples include Royalton Splash Riviera Cancun, an Autograph Collection All-Inclusive Resort, and Paraiso de la Bonita, a Luxury Collection Resort in Riviera Maya. Several more conversions and new builds are expected soon. They include Hotel Boca Alameda in Mexico City, Delta Hotels by Marriott Chihuahua, and CASAMAYOR Hotel Hacienda, an Autograph Collection property.
Acevedo said the company’s approach rests on local teams that understand the market. He pointed to flexible conversion platforms, all-inclusive offerings, branded residences, and targeted development in regional business hubs as ways to give owners different options.
Smaller Cities Get Attention
Marriott is also opening hotels in secondary and tertiary markets, many of them tied to regional manufacturing and trade. Recent openings include:
- Sheraton León in April
- Fairfield by Marriott San Luis Potosí Los Lagos in July
- Courtyard by Marriott Torreón in August
More hotels are planned for 2027 in the states of Chihuahua, Michoacán, and Puebla. These projects aim to serve both tourists and business travelers outside the major resort areas. The company says the 300-property mark strengthens its position in Mexico’s tourism and business travel sectors, and it points to local partnerships and the Marriott Bonvoy loyalty program as supports for future growth.
