A new Sapa development will pair 79 InterContinental-branded villas with hotel services, adding to IHG's growing branded residences count in Vietnam

IHG Hotels & Resorts and Alphanam Group have announced a new branded residence project in Vietnam’s mountain town of Sapa. The Residences at InterContinental Sapa Resort will be the first InterContinental branded residences in the northwest part of the country. The project is located in the Muong Hoa Valley, an area known for its terraced rice fields and cool climate, in Lao Cai Province.

The residences are part of a larger 83-hectare development called the Alphora Muong Hoa International Resort Complex, which Alphanam Group is building. The plan pairs the residences with an upcoming InterContinental Sapa Resort hotel, so homeowners can tap into hotel services like dining, wellness, and concierge support. IHG already runs an InterContinental and a Holiday Inn Resort in Sapa, so this residential piece builds on ties the two companies already have there.

A High-Altitude Project

The development will include 79 branded villas. Each one is designed on its own to make the most of the surrounding valley views. The design team includes DP Architects, Avalon, SCSY, and P Landscape, along with architects from the UK and Switzerland who Alphanam says were picked for their experience with mountain climates. Once finished, the project is expected to be the highest-altitude InterContinental branded residential villa development in the brand’s global portfolio.

Nguyen Ngoc My, Vice Chairwoman of Alphanam Group, said building on the site required care given its location. She said, “We carefully nurture every inch of the land, plant and cultivate every new seedling, and approach every stage of development with thorough research, measurement, and rigorous consideration.”

Bryan Chan, IHG’s Vice President of Development for Southeast Asia and Korea, said the project extends the partnership the two companies already have in Sapa. He said, “As Vietnam continues to grow its position as one of the world’s leading branded residences markets, this project reflects the increasing demand for high-quality branded living experiences and our long-term confidence in the country’s hospitality and residential sectors.”

Part of a Bigger Push in Vietnam

The Sapa announcement fits into a wider pattern for IHG in the branded residences space. A few figures from the release help put the deal in context:

  • IHG has 35 branded residential projects that are either open or in the sales phase with an owner or developer.
  • Those projects span 19 countries.
  • In 2026 so far, IHG has also signed a deal for The Regent Ho Tram, another branded residence project in Vietnam.

Vietnam has become a more active market for branded residences in recent years, with several international hotel groups adding residential components alongside hotels in tourist destinations. The Sapa project adds another entry to that list, and it gives IHG a second Vietnam signing this year alongside the Regent Ho Tram deal. No opening date for the Sapa residences was included in the announcement.
