Group overview: Marriott to add almost 1,000 new hotels

We’ve combed through the TOPHOTELPROJECTS construction database to learn more about Marriott International’s plans, which involve expanding rapidly in the US and China.

Founded in 1927, Marriott International has grown into a true giant of the hotel industry, and its plans for global domination appear to have remained intact despite the pandemic. Our data suggests that the group will launch no fewer than 952 hotel schemes and 214,832 keys around the world over the next few years.

Marriott’s hotel openings by year

The remainder of 2021 will be extremely busy for Marriott, with 277 projects and 56,133 rooms set to complete before the year is out – 117 of these schemes are already in the pre-opening phase. And in 2022, another 294 new properties with 64,668 keys will open their doors.

Things will slow down slightly in 2023, when 145 schemes and 32,660 rooms are due to launch. The pipeline for 2024 and beyond already looks promising, however, with 236 hotels and 61,371 keys on the books thus far.

Of these 952 new hotels, 504 will be in the four-star segment. The remaining 448 properties fall into the luxury five-star segment.

Key growth regions for Marriott

For now, APAC remains Marriott’s key growth region, with 378 planned openings here due to bring 95,127 extra rooms into play. 265 of these projects are happening in China alone, making it the group’s second biggest national hotel market, a long way ahead of Australia, which places third courtesy of its 21 planned openings.

North America comes in second place in our regional breakdown, with 370 hotels and 74,316 keys on the development slate currently. A staggering 310 of these are planned for the US, meaning that the Land of the Free is still the group’s most active national hotel market.

In terms of regions, Europe bags a distant third place, with 86 ongoing projects and 16,654 rooms. A further 55 hotels will open in the Middle East, collectively adding 16,141 rooms.

Marriott is also expanding its presence in Africa, with 42 upcoming openings due to contribute 8,927 more rooms to the continent’s offering. South America concludes the list with 21 launches and 3,667 keys on the horizon.

Marriott’s three fastest growing brands

Marriott Hotels & Resorts, the group’s signature brand, will grow by 117 hotels and 33,259 rooms in the coming years, according to our researchers.

This puts it well ahead of Courtyard by Marriott, which follows with 91 projects and 16,895 keys. Finally, Sheraton Hotels & Resorts will expand its footprint by 66 locations and 19,825 rooms.

Exciting Marriott openings to look out for

A prime example of the scale of Marriott’s ambitions in China, Four Points by Sheraton Xiamen, Wuyuan Bay will open in early 2022. Its 376 rooms will be situated less than a 30-minute drive from the airport, development zone and city centre – ideal for business travellers. The property’s two restaurants will serve up local and international favourites, while 1,846 sq m of welcoming function space should help it secure a significant slice of the area’s lucrative events market.

Over in California, AC Hotel by Marriott Fig + Pico will launch by mid-2022. The 410-room property will be part of a triple-branded project, housed across two newbuild towers in downtown LA. The 42-storey tower will host AC Hotel by Marriott Fig + Pico and Moxy, while the smaller 25-storey building will be occupied by Hilton Garden Inn. Set right across from the LA Convention Center, these two towers will share 13,000 sq ft of ground-floor retail space.

A little further south in the Sunshine State, meanwhile, Marriott Hotel and Convention Center Chula Vista Bayfront will also be ready by mid-2022. The 1,600-room hotel will sit right by Chula Vista Harbour, which is home to two marinas and a large boating population. This property will be part of a larger development that also includes a convention centre, retail and resort amenities, and more than 200 acres of parks with a shoreline promenade.
