The TOPHOTELPROJECTS construction database identifies an impressive 431 hotel projects at different stages of development across the UK.

London is to see the biggest increase in new properties on the hotel scene, followed by Manchester and Edinburgh in equal measure.

A growing hotel scene

Of the 431 hotels, and 61,232 rooms, opening across the UK over the next few years, a significant 112 hotels, with a total of 14,872 rooms, are expected to debut in 2022.

This influx of openings will be joined by 68 new hotels with 10,531 rooms in 2023, 39 properties with 6,806 rooms in 2024 and 212 hotels with a total of 29,023 rooms in 2025 and beyond. These new properties altogether comprise 112 five-star hotels and 319 four-star hotels.

London is set to welcome the most new properties, with 102 new hotels comprising 16,917 rooms on the horizon. Manchester is looking ahead to 23 openings, with 3,909 rooms, and Edinburgh is also on track to seeing 23 hotel debuts, this time with 3,811 rooms between them.

Hampton by Hilton and Hotel Indigo stand out as the brands with the most development across the UK. Hampton by Hilton has 13 new properties in progress and Hotel Indigo is working on seven properties.

New cultural and social hubs

One of the most exciting hotels coming to London is the late-2022-opening Raffles London at The OWO, which is seeing the transformation of The Old War Office Whitehall building.

This five-star, 120-key property, with more than 80 private residences, will stand out for the grandeur of this site and its wealth of lavish amenities, which are to include nine restaurants and bars, a destination spa and selection of boutiques.

Highlights of this property will include a ballroom for events and an inviting rooftop bar. EPR Architects is leading this site’s architectural design and both 1508 London and Thierry W. Despont are working on the interiors.

Another highlight among these forthcoming debuts is the early-2024-opening, new-build art’otel London Hoxton.

The 343-key hotel will occupy a 27-storey cylindrical building designed by Squire and Partners, with five floors of office space and top floors dedicated to facilities including a lounge, bar and destination restaurant, all with impressive views.

The ground-floor entrance will lead to a mezzanine home to the restaurant and a second restaurant, and four separate floors connected to the property will house a gym, pool and sauna.

Reflecting the hotel brand’s connection to art, the hotel’s lower floors will be set aside for gallery space and provide the setting for a rotating calendar of exhibitions, as well as cultural events.
