Country overview: India’s key count to grow by over 24,000 [Infographic]

Our exclusive research show that India’s hotel market is set for a busy few years, with stellar openings earmarked for both urban centres and popular travel destinations.

The TOPHOTELPROJECTS construction database reveals that India’s hotel market is set to grow by 151 hotels and 24,223 rooms in the coming years.

We take a look at where these new properties will open – and which ones you should particularly take note of.

Steady growth for India’s hotel market

According to the database, 151 hotel projects are currently in the pipeline across India:

2020 was shaping up to be a big one in terms of Indian hotel openings, with no fewer than 53 new properties scheduled to go live, adding 8,343 rooms to the market before year end. However, the uncertain situation around Covid19 may throw a wrench into these plans and result in some schemes being delayed. The fact that only 11 properties are currently in the pre-opening phase could be an early sign of this.

On paper at least, 2021 looks less busy than 2020, with only 26 properties and 3,906 rooms in the pipeline. Another 24 hotels are planned for 2022, slated to bring 4,065 more keys in total, while 48 more properties are on the books for 2023 and beyond.

Of India’s 151 planned hotel projects, 88 will be in the four-star segment, and the remaining 63 will fall into the five-star category.

India’s top five urban growth markets

The tech hub of Bengaluru is India’s fastest-growing urban hotel market, according to the database, with 12 planned projects and 2,701 rooms. Hot on its heels is Jaipur, a popular tourist destination known for its historic palaces, which will see 11 properties bring 1,968 rooms.

Elsewhere, Mumbai has eight hotels with 2,229 rooms in the pipeline. Dehradun, a hill station popular for its temples and scenic surroundings, will get five new hotels with 792 rooms to accommodate growing numbers of local and international visitors. And Noida, the industry and tech hub just outside New Delhi, concludes the top five rundown with four new hotels and 1,634 rooms.

Fastest-growing hotel brands in India

Radisson Hotels & Resorts and Holiday Inn Hotels & Resorts head up our list of the most rapidly growing hotel brands in India. Both will launch 12 hotels each, but Radisson just shades IHG’s brand with 1,655 rooms versus 1,511.

Vivanta by Taj follows with ten openings and 1,226 keys, narrowly ahead of Park Inn by Radisson, which will open eight hotels with 824 rooms. Lastly, Taj concludes the list with seven new hotels and 1,378 rooms on the books.

Hotel projects in India to keep on your watchlist

Below, you’ll find a list of our top picks from India’s upcoming hotel openings.

Fairmont Hotel Mumbai Airport is the largest project currently in India’s hotel pipeline, according to our research. This 650-room hotel will be close to the city’s recently remodelled international airport and offer guests all the comforts they need after a long trip. Originally, the opening was scheduled for early 2023, but due to construction breaks during India’s lockdown, this date may have to be pushed back.

Located in the business suburb of Whitefield, meanwhile, the 301-room Zephyr – MBD Steigenberger Hotel and Apartments will encompass a five-star property with rooms, suites and luxury serviced apartments. Specialty restaurants in the hotel will include Chinese, Indian and Italian venues, a tea-lounge, club lounge, and bar. Meanwhile, expansive convention spaces and meeting facilities will attract business travellers, and the luxurious spa will offer a salon, pool and outdoor sports facilities such as a tennis court and a jogging track.

Not to be overlooked, The World Hotel Surat will offer 304 luxury serviced apartments from late 2020. The brand’s goal is to offer an entertaining and engaging stay to its guests in this new signature property. Here, the focus will be on prompt service, and dynamic and sensory experiences in the heart of Surat.

Lastly, and strategically located in the heart of Ireo City, the 160-unit Ascott Ireo City Gurgaon is right next to the planned two-storey Ireo City Central retail zone and entertainment hub. This serviced residence, which is also near a golf park, is well-connected to the airport and commercial districts of Gurgaon as well as Delhi through major roads and highways. Residents can choose from a range of spacious studio, one- and two-bedroom apartments, and enjoy facilities such as a swimming pool, fully equipped gym and in-house restaurant.
