Country overview: 73 new hotel projects on their way in Italy [Infographic]

Italy has a busy hotel development pipeline, according to the TOPHOTELPROJECTS construction database, with Rome, Milan and Venice in particular set to welcome plenty more openings in the coming months and years.

Our researchers have discovered that Italy has 73 hotels with a total of 11,391 rooms on the books at present. We find out more about when and where these schemes will go live.

Steady growth in the coming years

Italy’s already robust hotel sector is set to grow steadily over the next few years.

For the remainder of 2020, 22 openings are scheduled, bringing 3,071 rooms. Five of these properties are already in the pre-opening phase.

In 2021, 14 new hotels will open their doors and in the process add 1,795 keys to the country’s offering. Another 13 properties with 2,698 rooms will launch in 2022, while 24 projects are currently underway for 2023 and beyond.

Of Italy’s 73 new hotels, 44 will be in the four-star segment. The other 29 will spoil guests with a five-star offering.

Italy’s fastest-growing hotel brands and urban markets

Hilton Hotels & Resorts is the fastest-growing hotel brand in Italy with three projects on the cards, bringing 1,159 rooms. Meanwhile, Radisson Blu Hotels & Resorts and citizenM Hotels will both open two hotels with 586 and 360 rooms each.

In terms of local growth markets, Rome takes the lead with 16 new hotels and 3,278 rooms. Five properties will launch in both Milan and Venice, adding 568 and 498 keys respectively. Florence comes next with four properties on the horizon, but a larger room count of 768.

Major Italian hotel projects to keep in mind

Our database indicates that the largest project in Italy’s hotel pipeline is La Pironda – Golf & Country Resort. This 575-room resort will cover 230 hectares in the heart of vineyards, truffle farms and picturesque villages. Guests, who will have a choice of five-star hotel rooms and four-star serviced apartments, will be able to make the most of their stays by using the onsite golf course, stables and state-of-the-art spa and wellness facilities. Unfortunately, this ambitious project is currently on hold.

Italy’s largest ongoing hotel project is the 550-room Student Hotel Florence Belfiore. A former apartment building will be fully renovated to create the brand’s signature hybrid co-living, co-working community. The hotel’s rooftop garden, running track, swimming pool and outdoor gym will doubtless be key draws for guests, who will be able to book rooms here from Q3 2022.

Elsewhere, in Q4 2020, the 132-room DoubleTree by Hilton Rome Monti will launch in the capital’s charming Monti neighbourhood, which is known for its quaint cafes and artsy feel. The hotel is close to the Bank of Italy, Quirinal Palace and various ministries and embassies. It’s also within walking distance of tourist attractions such as the Trevi Fountain, the Colosseum, and the Basilica di Santa Maria Maggiore, making it the ideal place for culture-hungry travellers.

Lastly, and nicknamed ‘The Cloud’ because of the nebulous shape suspended inside the building, Hilton Rome Eur La Lama will become a new landmark in Italy’s capital. Upon its completion in September 2020, the innovative building will contain an auditorium for 1,800 people, conference and congress halls seating 6,000, restaurants, a five-star 439-room hotel and an underground car park. The complex is designed with the latest energy-saving materials and uses renewable sources for heating and air conditioning.
