W Dubai – Mina Seyahi (imagery: Marriott)

The TOPHOTELPROJECTS construction database shows that a host of properties are coming to the country, including five-star schemes by W Hotels, Address Hotels + Resorts and Conrad.

This fast-growing Gulf state currently has 161 hotel projects with 45,332 keys in the pipeline, according to our dedicated researchers.

Luxury remains key in the UAE

Given the UAE’s reputation for embracing the finer things in life, it may come as no surprise to learn that the country actually has more five-star schemes on the go (92 hotels with 26,882 rooms) than it does four-star projects (69 properties with 18,450 keys). The vast majority of its development activity, moreover, is focused on Dubai (108 hotels, 32,705 rooms) – far more than nearest challengers Ras al-Khaimah (16 properties, 5,093 keys) and Sharjah (14 schemes, 2,454 rooms) combined.

Interestingly, the UAE won’t have to wait too long for many of its plans to be realised either, as we’ve found that 67 projects (collectively accounting for 21,094 rooms) will be delivered before the year is out, with a further 47 properties (and 12,865 keys) following swiftly in 2023. There’ll also be 13 hotels with 2,821 rooms completing in 2024, and 34 openings with 8,552 keys landing in 2025 and beyond.

An exciting addition from W Hotels

In addition to being one of the most eye-catching entries on the UAE’s development slate, W Dubai – Mina Seyahi will also be among the first to arrive, with its much-anticipated launch scheduled for April 2022. Next Engineering Consultants is helping bring this 31-storey hotel, which is located near Dubai Marina, to life. Guests can expect to find 318 rooms including 26 suites and an Extreme Wow suite, a W Lounge, a ‘sunset destination experience by the pool’, a spa with three treatment rooms and a beauty bar, a ‘signature outlet on the 31st floor’, and a fitness centre that’ll introduce 1Rebel to the country in an expansive 2,500 sq m studio.

Another high-profile scheme, Address Harbour Point, is due to open its doors in Q3 2022. Located on Creek Island Dubai, it comprises neighbouring 65- and 53-storey towers, and will boast 202 luxury rooms upon completion. Yazdani Studio is working on the architectural design of this soaring development, with Steve Leung Design Group focusing on the interiors.

Last but not least, Conrad Marjan Island Resort is expected to make its debut this year as well – in Q4 2022 to be precise. It’ll offer 120 guestrooms, including beach and water villas, plus a fitness centre, a salon, a spa, an outdoor pool, a kids club, two signature restaurants, a pool bar and a beach bar. Located on Marjan Island to the south-west of the city of Ras al-Khaimah, it’ll showcase the architectural talents of JT & Partners.
