The Cloud One, the European lifestyle brand launched by Motel One Group, has launched its first hotel project that includes branded residences.
The development, in Miami, will include a 214 room hotel, and 85 branded apartments in an eight storey block to be developed by a joint venture combining Motel One from Germany, and partners Busch Group and ALP.X Group. Construction should start in late 2025, for an opening planned in 2027.
A residence with hotel amenities
Residents will be able to enjoy the block’s hotel-style amenities, alongside hotel guests. These include a rooftop swimming pool and deck, plus a sauna and fitness centre.
The project is being designed by HWKN and ODP Architecture. Residences will be a mix of sizes, ranging from studios to larger duplexes with double height rooms. Indicative pricing suggests a starting price for the accommodation of more than USD500,000.
The brand is following a well-trodden route, where a hotel development will feature branded residences as a key additional part of the project. This route has grown in prominence in recent years, as it delivers a number of benefits. For the developer, the first is a cashflow benefit, as residences can often be sold off plan, providing the project with a cash injection earlier than with a regular, hotel-only development.
Developers have also discovered that branded residences can, usually, command a price premium due to that branding. Buyers appreciate that they can purchase a residence to live in, and enjoy the hotel-styel amenities as a bonus that supports their lifestyle; or they can, if they wish, acquire the asset but have the hotel manage the residence, renting it out in their absence and delivering a rental income, while fully managing everything to do with it.
The Cloud One is building its pipeline on both sides of the Atlantic, having launched the brand with its first hotel in New York. This is an unusual move for a European hotel company, notably one with its first brand, Motel One, firmly embedded in European markets.
From early 2024 to the end of 2026, the business expects to open no less than 13 Cloud One hotels. It started its campaign in early 2024 with the launch of The Cloud One Hamburg-Kontorhaus, followed by the arrival of hotels in Düsseldorf and Prague.
Building in Europe and key US markets
As of mid 2025, the brand has hotels under construction in Lisbon and Warsaw, with further projects planned in Berlin, Brussels, Nice, Vienna, Chicago and a second property for Brussels. In Lisbon, work is under way on The Cloud One Lissabon, a 150 room new build that should open in early 2026. The Warsaw hotel, with 362 rooms, is expected to open in early 2027, and is part of the Upper One project being developed by the Medusa Group.
In addition, the group has seven sites in development to help grow its first brand, Motel One. With this brand, the strategy is to stay entirely within European markets. Upcoming sites include Braunschweig, Dusseldorf, Hannover, Munich, Koblenz and Vienna.
