City overview: Berlin’s hotel market to receive close to additional 9,000 rooms [Infographic]

The hotel market in Germany’s capital is going strong with 38 confirmed openings in the coming years.

Germany’s capital has long been a popular destination for travellers, and hotel investors are banking on arrival numbers staying strong.

The TOPHOTELPROJECTS database reveals Berlin’s hotel pipeline and highlights projects to keep watch.

An ambitious hotel pipeline

Germany’s capital city has a healthy pipeline of 38 hotels and 8,661 rooms for the coming years. 2 properties are slated to launch this year, adding another 118 rooms before the year is out.

For 2020 12 new properties are announced. They will bring 1,910 new rooms to Berlin’s market. 2021 will see 10 openings with 2,001 rooms while 2022 has 7 confirmed projects. From 2023 onwards another 7 properties will be underway.

Of Berlin’s 38 new hotels 18 will be 3-star properties while 12 will have 4 stars. There will be 4 new 2-star and 5-star hotels as well.

Top hotel brands developing in Berlin

Germany’s fastest growing brand, the niu, is launching 6 new properties in Berlin which will add 1,562 rooms to their portfolio. The lifestyle brand is popular for its unique design and personalised guest service.

InterContinental Hotels & Resorts and Toyoko Inn will launch one new property each.

Noteworthy hotel projects to watch in Berlin

In early 2022, the imposing Estrel Berlin’s expansion will be complete. The hotel will then boast 1,125 keys and over 15,000 sqm (161,460 sqft) of versatile event space and meeting rooms. It is already one of the world’s top conference hotels, but tech advancements and upgraded amenities will take it to a new level.

The Leonardo Hotel Berlin Adlershof will open its doors at the beginning of 2022 and is made to attract corporate guests and delegates. The property’s 380 rooms are elegantly appointed and the 24,000 sqm (258,333 sqft) of flexible event space is ideal for conferences and large corporate functions.

Berlin Schoenefeld will soon be home to the classy Boutique Hotel 99 Berlin. The upper midscale hotel is designed with business travellers in mind and has all the amenities they desire. The airport is only a short drive away, as is the technology- and business park Adlershof.

Hotel Pier 61|63, a boutique design hotel with 176 rooms, will be set along Berlin’s Spree river in the borough of Berlin-Friedrichshain. The property will open by mid-2021 and offer guests splendid views of the water as well as easy access to nearby entertainment and shopping venues.
