An impressive 40 hotels and 10,451 keys are currently under development in Jeddah, according to our analysis. We find out more about the key properties on the horizon in this important Middle Eastern trading hub.

Jeddah’s growth prospects by year

The remainder of 2020 is shaping up to be relatively slow in terms of new hotel openings. Only four launches with 835 keys are planned in Jeddah for the rest of the year.

2021 looks more ambitious with 12 properties and 3,104 rooms underway at present. Things will be quieter again in 2022, with only three projects and 640 keys signed off so far, although for 2023 and beyond, a staggering 21 more hotels with 5,872 rooms are planned.

Of the 40 new launches recorded in the database, no fewer than 21 will be in the five-star category, with the others falling into the four-star bracket.

Top three hotel brands expanding in Jeddah

Novotel leads the list of Jeddah’s fastest-growing brands by virtue of its three upcoming openings, spanning 750 rooms.

This puts Accor’s brand ahead of some big hitters in the hospitality stakes. Both Grand Hyatt and Four Seasons Hotels & Resorts are planning two new hotels each in the city, with 1,156 rooms and 475 keys respectively.

Interesting hotel projects in Jeddah

Our records show that the 681-room voco Jeddah Gate is one of the largest hotels currently being developed in Jeddah. This property will be in Fayhaa, a master-planned community, which will feature a combination of residential units, world-class accommodation, commercial areas and recreational amenities upon completion in 2021. King Abdulaziz International Airport will be only a ten-minute drive away, while the nearby railroad linking the holy cities of Mecca and Medina with Jeddah promise to make the voco a great base for religious tourists.

Elsewhere, Four Seasons Jeddah Corniche will expand the city’s luxury offering, providing 275 luxurious rooms and serviced apartments overlooking the Red Sea. Four Seasons Hotels & Resorts will be part of a mixed-use complex that will also include a shopping centre, restaurants and function spaces. Its opening date is set for early 2022.

Another luxury property will open its doors on Corniche Road in early 2021, namely Shangri-La Hotel & Residences Jeddah. With 114 luxurious rooms and 122 spacious residences overlooking the Red Sea, it’ll offer guests a serene getaway in one of the city’s most sought-after locations. Facilities will include three restaurants, spa and fitness areas, a swimming pool, a children’s club and ample function space, including a three-storey ballroom.

Not to be overlooked, Vida Jeddah Gate will join the previously mentioned voco property in the popular Jeddah Gate area. 202 thoughtfully designed hotel rooms will welcome guests in the elegant master-planned mixed-use development community by Emaar Middle East. The hotel is a 14-storey building that takes its design cues from Islamic heritage. Amenities include an all-day dining outlet, signature restaurant, bistro, events space for up to 120 guests, spa and fitness centre, pool and kids’ club.
