City overview: 35,000 hotel rooms earmarked for Dubai [Infographic]

The TOPHOTELPROJECTS construction database reveals the true scale of the emirate’s development slate, which boasts dozens of new four- and five-star projects.
Our researchers report that 35,450 hotel rooms will open across 118 new hotel projects in Dubai over the coming years.
Dubai’s love affair with luxury continues
Of course, the UAE has a longstanding affinity for luxury schemes, so perhaps we shouldn’t be surprised to find that Dubai actually has more five-star projects in the works than four-star affairs – something that’s pretty rare in other markets around the world. To be more precise, there are 68 schemes with 21,576 rooms targeting the five-star category in Dubai, compared to just 50 properties and 13,874 keys focusing on the four-star arena.
Approximately half of the emirate’s planned developments, moreover, are due to complete this year. Our data indicates that 58 projects and 18,543 rooms will be ready before the end of 2022, while a further 32 schemes with 9,345 keys are expected to follow in 2023. Looking further ahead, seven properties and 1,761 rooms are due to launch in 2024, with 21 hotels and 5,801 keys being lined up for 2025 and beyond.
Reshaping Dubai’s skyline
One of Dubai’s largest active developments, The Royal Atlantis Resort and Residences is certainly worth adding to your watchlist. Soaring 165 m above sea level, it’ll feature 795 guestrooms and suites, 231 serviced residences, Instagrammable pools, private gardens and a cutting-edge fitness centre. The design team for the project, which is expected to open in March 2022, includes KPF – New York, DEC Dynamic Engineering Consultants, GA Group – London, Sybille de Margerie – Paris and S&T Interiors and Contracting – Dubai.
Jaz in the City Dubai promises to be another exciting addition to the skyline, this time located within the Deira Enrichment Project. Showcasing architecture by AE7 – Dubai, it’ll feature 253 guestrooms, multiple F&B venues, meeting facilities and a dedicated wellbeing area upon opening in Q3 2024.
Last but not least, The Address Harbour Point catches the eye courtesy of its two landmark towers rising 65 and 53 storeys high. This 202-room scheme overlooking Dubai Creek is being designed by Yazdani Studio and Steve Leung Design Group – Hong Kong. Currently under construction, it’s due to complete in Q3 2022.
