City focus: 21 projects in Manchester’s hotel pipeline

TOPHOTELPROJECTS’ hotel database shows that internationally branded projects and aparthotels are set to make the biggest splash in Manchester over the next couple of years.

It’s all guns blazing for Manchester’s hotel market, according to figures from the TOPHOTELPROJECTS database.

We check out the top brands and projects that are destined for Manchester and run through some of the most important numbers for the city’s hospitality industry.

Midscale reigns in Manchester

Manchester has 21 projects in its hotel pipeline, a significant volume for a city of its size. These new hotels will bring an additional key count of 3,987 to this northern British city over the next three years.

The majority of the hotels, 15 to be exact, will be first-class, midscale properties, with the remaining six projects residing in the 5-star luxury sector of the hotel market. The 4-star properties will account for 3,197 of the total room number, so clearly, the demand in Manchester is for more accessible hotel brands.

These hotels will all welcome guests within the next three years, so Manchester’s pipeline is definitely keeping moving. Given the fact that 11 hotels are in planning, nine are under construction and one is in the pre-opening stages, the 21 hotels look set to meet their opening deadlines in the coming years.

Hilton is the group with the most hotels coming to Manchester: Hampton by Hilton is set to open three new properties (575 rooms), while the Hilton Garden Inn will see one new hotel welcomes guests to its 375 rooms.

Notable hotel projects in Manchester

The largest project in the pipeline for Manchester will be the Hilton Garden Inn Manchester Airport, which will bring 375 rooms to the city’s new airport development. Spread over nine floors and across two wings, the hotel’s highlights will include a Sky Bar from where guests can observe planes coming to and from the airport, as well as rooftop meeting rooms and a fitness centre.

The Clayton Hotel Manchester will open in the second quarter of 2021 and will be a 329-key project located at the corner of Portland Street and Sackville Street. This new-build hotel will give guests easy access to Manchester’s city centre, as well as transport hubs, and so is ideal for business travellers in town for work, or those wishing to spend a few days exploring this great northern metropolis.

Wild Aparthotels by Staycity Manchester will add to the city’s ever-growing stock of aparthotels, which cater to millennials, digital nomads and extended-stay guests. Housed in a new-build property that will also feature a Motel One hotel on the lower floors, the Staycity Manchester aparthotels will be located on the upper floors, and the new complex will be the third incarnation of both brands in the city of Manchester.

Finally, the Circle Square Hotel Manchester is an architectural masterpiece, with a split facade which features two distinct architectural styles stacked on top of each other that will include a hotel and energy centre. On the ground floor, there will be commercial and retail units, and guests of this 158-key property, due to open in autumn 2020, will be able to avail of the on-site gym, restaurants and bars.
