Tech-led aparthotel business Bob W is looking for larger properties, as it scales its presence in European gateway cities

Hospitality group Bob W is expanding into larger properties, and has signed a 285 unit hotel in Berlin as the latest addition to its pipeline.

The former office block will be converted by developer Aroundtown, in Berlin’s Alexanderplatz district. Almost 10,000 sq metres of space is being repurposed to create 285 mini apartments, ideal for both long stay guests and those who want more than a hotel room for their stay in Berlin. Each unit will have studio accommodation with its own kitchen, while common areas will include co-working space, a lounge and shared kitchen and laundry facilities.

A Partnership with Property Owners

A tech-led hospitality business, Bob W already has operations in 12 European countries, and will add sites in six more countries over the next two years. As it looks to scale its operations, Bob W is looking for larger single properties, eyeing the potential of sites which can provide more than 150 units in a single building.

For owner and developer Aroundtown, this will be the company’s second project with Bob W. The pair already worked together on a site in Dortmund, where the former main post office was converted to provide studio accommodation. Many of the latest Bob W signings are for conversions of office properties, particularly in Germany where owners are pragmatic about how to ensure a prosperous future for their real estate assets.

The next site to open will be Bob W Belfast, the group’s first location in Northern Ireland. The 84 unit block is a new build by Z Development, with features such as a rooftop garden and ground floor cafe, and Bob W has signed a long term lease.

A year away, Bob W will also open in Manchester on the UK mainland. This will be the first provincial city location in the UK, joining its dozen existing properties in London. Further sites in Manchester and cities such as Birmingham, Glasgow and Edinburgh are sure to follow.

Scandinavia is another area where the brand is looking to grow. It will open Bob W Copenhagen Vesterbro in late 2027, another conversion of a landmark building in the city which will have 169 apartments. A further site, Bob W Copenhagen, south of the city centre, will come to the market in 2028.

Building a Presence Across the DACH Region

In its core DACH marketplace, Bob W continues with growth across several markets. In Switzerland, it is planning Bob W Locarno, a new build 150 unit property in the lakeside town. Bob W recently opened a flagship Austrian property in Vienna, and is adding to the portfolio across the country. Pipeline projects include Bob W Graz, and Bob W Salzburg, both with 150 units.

New market entries include Estonia. Bob W Kru, in Talinn, will open in early 2028 with 63 apartments close to the Greenhouse, a startup and innovation centre in the city. The development will reuse existing heritage buildings.
