Hotel Ogar Tomelloso: innovation, sustainability and automation for a new way to stay

Discover Hotel Ogar, Europe’s first modular, demountable and relocatable hotel. Located in Tomelloso, Spain, this innovative project combines sustainable construction with Zennio’s smart automation solutions to enhance guest comfort, streamline hotel management and improve energy efficiency.

In the heart of Tomelloso (Ciudad Real, Spain) stands one of Europe’s most innovative hotel projects. Hotel Ogar is Europe’s first modular, demountable and relocatable hotel, a project developed by Grupo ANRO that proposes a new approach to hotel construction.

With 24 rooms, a gym, communal areas and other spaces designed for guests, the building was conceived from the outset around industrialised construction, sustainability and efficiency.

A hotel that is different from the way it is built

One of Hotel Ogar’s most distinctive features lies in the way the building itself was constructed. Rather than relying solely on conventional on-site construction, a large part of the hotel was manufactured using an industrialised system and subsequently assembled at its final location.

This approach has helped speed up the construction process while reducing its environmental impact. Some figures illustrate the scale of this commitment:

  • 70% of the building manufactured using industrialised construction methods.
  • 80% less construction waste generated.
  • 20% less water consumption compared with conventional construction.
  • Solar energy system to improve energy efficiency.
  • Greywater reuse to optimise water consumption.

Another of its most distinctive features is that the hotel has been designed to be dismantled and relocated, encouraging the reuse of its structure and bringing the principles of the circular economy into the very conception of the building.

But rethinking how a hotel is built is only part of the story.

It was also necessary to consider how it would operate and how it would be experienced once inside.

And that is where automation comes in.

A smart experience from the very beginning

Hotel Ogar relies on Zennio solutions to integrate automation throughout its guest rooms and communal areas, facilitating the management of access, lighting, climate control and other hotel functions.

Technology is present from the moment guests arrive at reception, where a Z70 touchscreen enables the monitoring and control of different building functions.

Meanwhile, EyeZen IN presence sensors are installed throughout guest rooms and communal areas, enabling lighting to respond automatically to occupancy and contributing to more efficient energy use.

Access control adapted to every space

In a hotel, not every space has the same access requirements.

Hotel Ogar uses IWAC Out Keypad devices to manage access to:

  • Guest rooms.
  • Communal area.
  • Gym.
  • Meeting room.
  • Outdoor patio.
  • Garage.

This allows access to be adapted to the different areas of the hotel while simplifying day-to-day management.

The installation is complemented by video intercoms at the main entrance, garage and outdoor patio.

Intuitive technology in every guest room

Inside the guest rooms, automation has been designed to keep the main functions within easy reach.

The Z35 touchscreen enables guests to manage climate control and lighting from a single interface, while Tecla 55 capacitive touch switches, available in two- and four-button configurations, provide direct access to the most frequently used functions.

One of the clearest examples of how the different solutions have been integrated can be found beside the bed.

A single three-module frame brings together:

  • Power socket with USB-A and USB-C.
  • Double Soft push button with customised icons.
  • Four-button Tecla 55 capacitive touch switch for controlling lighting, ventilation and window panels.

This brings device charging and room control together in a single location, avoiding the need to fill the bedside area with separate elements.

At the desk, a four-module frame integrates:

  • Standard power socket.
  • Power socket with USB-A and USB-C.
  • RJ45 connector.
  • Soft push button.

This configuration brings together the connections and functions needed to use the guest room as a workspace as well.

All switches and sockets installed in the guest rooms feature an anthracite finish, integrating naturally into the interior design.

Automation beyond the guest room

Automation extends throughout the hotel’s communal areas.

In the communal area, Soft push buttons from the ZS55 series provide straightforward blind control with upper and lower presses. Here, the switches and sockets feature a matt white finish, adapting to a different aesthetic from the one chosen for the guest rooms.

The meeting room also incorporates connectivity and power solutions, including RJ45 sockets, TV-R connections and power sockets, to accommodate the different ways the space may be used.

The installation is completed by the Zennio BMS, which centralises the monitoring and management of the hotel’s systems, supporting both day-to-day operations and energy efficiency management.

Innovation that continues once the hotel is built

What makes Hotel Ogar different begins long before the first guest arrives.

It starts with its modular, industrialised construction, the reduction of resources during the building process and the possibility of dismantling and relocating the building itself.

But it continues once the doors open.

Automation enables guest rooms and communal areas to respond more efficiently to the hotel’s needs while allowing guests to interact with technology simply and intuitively throughout their stay.

Industrialised construction, sustainability and automation therefore form part of the same approach to hospitality: innovating not only in how a space is built, but also in how it works and how it is experienced.
