A 1983 landmark in Frankfort and an airport hotel in Greensboro are joining one management company’s roster, with a rebrand and renovation planned for 2027

OTH Hotels Resorts has taken on management of two hotels in Kentucky and North Carolina. The properties are the Capital Plaza Hotel in Frankfort and the Four Points by Sheraton Greensboro Airport. Together they add 275 guestrooms to the company’s portfolio. The deal gives OTH a larger footprint in the Southern United States.

OTH will handle all operations at both hotels. That covers staffing, revenue management, sales and marketing, food and beverage, guest experience, and overall asset performance. The company was founded in 2019 in Williamsburg, Virginia. It now manages 20 hotels and 38 restaurants across the eastern United States.

A Historic Hotel Gets a New Name

Capital Plaza Hotel is located in downtown Frankfort, close to Kentucky State University, the State Capitol, and Buffalo Trace Distillery. The 10-story building opened in 1983 and was developed by former Kentucky Governor Wallace Wilkinson. It was added to the National Register of Historic Places in 2024. Its New Formalist architecture is a big part of why it earned that status.

The hotel is due to finish a major renovation and rebrand in early 2027. It will reopen as The Franklin Hotel with 163 redesigned guestrooms. Public spaces will be refreshed, and a new restaurant concept is planned. Designers aim to keep the New Formalist look of the exterior while updating the interiors.

Scott McMahon, Chief Development Officer of OTH, said the new identity and redesigned spaces give the company room to improve the guest experience and lift the hotel’s performance. He described the building as a landmark property. OTH will oversee the transformation and the launch of the new name in the Frankfort market.

A Full-Service Stay Near the Greensboro Airport

The second addition is the 112-room Four Points by Sheraton Greensboro Airport. It is near First Horizon Coliseum and North Carolina A&T State University. Restaurants, entertainment, and other local attractions are also close by. The location puts it within reach of both event crowds and campus visitors.

The hotel offers the following amenities:

  • Contemporary guestrooms
  • An onsite restaurant and bar
  • A fitness center
  • A heated outdoor pool
  • 1,184 square feet of meeting and event space

The property takes part in Marriott Bonvoy, Marriott International’s travel program. Members can earn and redeem benefits across the company’s hotel brands. That arrangement stays in place under OTH’s management. The Sheraton-branded flag will also remain as is.

Part of a Wider Expansion

The two hotels follow recent growth in New York, Pennsylvania, Ohio, Maryland, and New Jersey. OTH also entered the West Coast market with Hotel Clark in downtown Los Angeles. Those additions have widened the company’s reach well beyond its Virginia roots. The Kentucky and North Carolina deals continue that pattern across the South.

OTH describes itself as a boutique management and ownership firm. Its portfolio mixes independent lifestyle hotels, branded properties, soft-branded hotels, resorts, and condo hotels. The company says it tailors service to each property instead of using one approach everywhere. It also says it works to deliver returns for owners.
