Spanish hotel investment group Azora has closed its latest and largest property investment fund, with a total investment capacity of up to EUR4.5 billion.
The Southern Europe Opportunities III (SEO III) fund will invest across southern Europe, looking for opportunities across hospitality, and other sectors including the trendy data centre niche. The fund has attracted investment from close to 30 investors, from 16 countries, bringing in money from both existing previous backers, and new parties. Already, Azora has found destinations for around EUR1.2 billion of the garnered funds.
A Seasoned Hotel Investor
With an in-house team of analysts, Azora has the capacity to investigate many opportunities presented, across sectors including living, hospitality, logistics, offices, urban assets and land under management. In the last 15 years, Azora has invested in more than 100 European hotel assets. Currently, it holds 46 hotel assets, with more than 11,500 keys, and is still developing. The Vivood Madrid Navalagamella hotel project, currently under construction in the countryside north west of Madrid, is its latest development, delivering a four star property with 66 boutique rooms.
More recently, Azora has been crystallising the upside from its hotel investments of the previous decade. In early 2025, it agreed with partner Grupo Empresas Matutes to allow the Ibiza based group to acquire the remaining 75% stake in three hotels, two in Ibiza and one in Sicily. The EUR300 million value deal enabled Grupo Empresas Matutes to take over control of the stabilised hotels, with a strong operational upside into the future.
Azora recently extended its interest in Italy, opening a regional office in Milan from which to deploy more local capital. Simone Palmieri was appointed investment director for the country. Azora previously dipped its toe into the Italian market in 2019, acquiring the Grand Palladium Sicily resort, a major property with more than 450 rooms. Since then, it has added the Bluserena operating business, taking with it 13 resort properties across major Italian holiday destinations.
Italy remains a country market where big international hotel brands have yet to make the progress achieved in other European countries. For investors such as Azora, this presents opportunities for rebranding over time.
Brands Look for Opportunities
IHG is one brand group building momentum in Italy, with several upcoming openings. It will shortly launch Voco Parma & Congressi, while in Venice the Venice Times Hotel opened as part of IHG’s Vignette Collection. In early 2027, the group will launch a dual branded project in Milan, including a Crowne Plaza hotel alongside Staybridge Suites, its long stay brand.
Azora continues to hold a strong portfolio of hotels around the Spanish and Italian coasts of the Mediterranean. In Benidorm, for example, it holds five hotel assets. This is a market where new hotels are hard to deliver, with just two planned openings in the destination in the foreseeable future. An Ibis Styles will open in late 2026, with Minor International opening its Tivoli Benidorm in late 2027, adding 200 rooms to the local inventory. With such limited growth, Azora’s assets stand in a strong operational position.
