Hotel refurbishment work is underway or on the horizon for many hotels across the world, and each project sits at a different point in the process. Some are already under construction, while others are still in pre-planning or planning. Owners take on these projects for many reasons, including updating guestrooms, reworking public spaces, and bringing older properties in line with current brand standards. This article looks at four of them in the United States, each with a different location, size, and expected opening date.

The four projects were pulled from our THP database and are a small example of the refurbishment activity listed there. They were not chosen to rank the market or to represent every project in progress.

The hotels are in Florida, Indiana, Oregon, and Minnesota. They hold four- and five-star ratings, and their room counts range from 130 to 474. Expected opening dates run from the fourth quarter of 2026 to 2028. The details for each project follow below.

Signia Hilton Naples Grande Beach Resort

Field & Stream Bend

• Refurbishment Info: This 151-room lodge is a full renovation of the former Shilo Inn, which sits on the Deschutes River less than two miles from downtown Bend. It is the second property from Field & Stream Lodge Co., following its first lodge in Bozeman, Montana.

Scandvik Hotels & Nordic Spa Chaska

• Location: Chaska, Minnesota
• Construction Status: Planning

• Refurbishment Info: The redevelopment will turn a 22-acre property into a hotel with a traditional spa, a restaurant and lounge, and conference and event space. Large outdoor Nordic spas are planned as well, with saunas, steam facilities, and relaxation areas.
