Investment group CapMan Real Estate has purchased another Danish hotel investment for its CapMan Nordic Real Estate IV fund, this time partnering with co-investor AP Pension.
The pair acquired the Crowne Plaza Copenhagen Towers, a landmark 25 storey property in the city’s Orestad district, located midway between the airport and the city centre. The 366 room hotel, operating under the IHG brand, includes two restaurants, and a suite of meeting rooms. It benefits from a location close the largest events and conference centre in Copenhagen, the Bella Centre. Currently, the hotel is operated by local third party manager, Bellagroup.
Investing in a Resilient Market
“Hotel Crowne Plaza Copenhagen is a high-quality asset that fits perfectly with the investment strategy of CapMan Nordic Real Estate IV,” commented managing partner Mika Matikainen. “We continue to see attractive opportunities in selected segments of the Nordic real estate market where strong fundamentals, active asset management and long-term trends support value creation.”
CapMan achieved first close of its latest fund in June 2026, at which point investment managers said it was on target to achieve its EUR750 million target size. The Crowne Plaza represents the second solid acquisition for a fund that will aim to bring together assets in the residential, public sector, hotel and logistics niches. The value add fund’s first purchase was a residential development in Copenhagen.
In making its purchase, CapMan noted the resilience of the local Copenhagen hotel market, and the fact that there is limited new supply. The Top Hotel Projects database lists just seven developments coming down the track, with the first of those to be delivered being a refurbishment. Norwegian brand Citybox is working on conversion of the former Best Western Plus Copenhagen Airport, to build its presence in the city.
During 2027. several new hotels will open. 1 Hotel is another refurbishment, reviving the Hotel Skt Petri by converting it to the Starwood Hotels luxury brand. The 288 room hotel will relaunch during the first quarter. Also coming is the 219 room Ruby Frederiksberg. As is normal with the IHG brand, this new Ruby hotel is being created by converting an office building in the city.
Aparthotel brand Bob W has Copenhagen on its list, as it grows the brand across Europe. During 2027 it will open Bob W Copenhagen Vesterbro, another office conversion property, with 169 rooms. The following year, the new build Bob W Copenhagen will launch in the Orestad district.
New Projects Wait for Branding
Two other hotel projects are planned in the city, and both are as yet not assigned to an international hotel brand. One is a new build at Bryggens Bastion, designed by Arkitema Architects with 150 rooms. The other is Laksegade Quarter Luxury Hotel, a part of the transformation of the former Danske Bank headquarters in the city, which is due for completion in late 2029.
CapMan gets actively involved in hotels it invests in. At the Admiral Hotel in Copenhagen, for example, the company is working with operator Strawberry to improve ground floor public areas, and to sharpen back of house facilities.
