Corinthia Group and Carolina Partners Ltd. are teaming up on a new hotel and residential project on Grace Bay in Turks and Caicos. The plan calls for a 50-suite Corinthia-branded hotel along with a set of branded residences, including beachfront villas, casitas, and condominiums. The project is located on what the companies describe as the last undeveloped beachfront parcel on this part of Grace Bay.
Corinthia Real Estate Ventures, known as C-REV, will lead the development work. C-REV is the real estate investment and development arm of Corinthia Group, and it is run by managing partners Marcus Pisani and Alex Chazkel. Once construction work is finished, Corinthia Hotels will take over management of the resort.
A Long History with the Land
Carolina Partners brings its own history to the project. Karen Cummings, a managing member of the company, first visited Turks and Caicos more than 25 years ago. Carolina Partners bought its first parcel of land on that visit, and it picked up additional parcels over the following two and a half decades. That slow accumulation of land is part of what makes this particular site available now.
The design team says the architecture takes inspiration from the shallow waters of the Caicos Banks nearby. Plans include natural ventilation and layouts that blend indoor and outdoor living spaces. The design also takes into account the property’s beachfront setting, the surrounding landscape, and the broader coastal environment.
What’s Planned for the Resort
The property will include a range of amenities for both hotel guests and residents. Planned features include:
- A spa and wellness center
- Multiple swimming pools
- A beach club
- Restaurants and retail space
- Padel courts
- Additional lifestyle programming
The project still needs formal planning approval before it can move forward. Assuming that approval comes through, construction is expected to start in 2027.
First Step Into North America
This development marks C-REV’s first project in North America. The company describes it as the first in a series of projects it plans to bring to the region, though it has not yet detailed what those future projects might include.
Once complete, the Turks and Caicos property will join C-REV’s existing portfolio of hotel and residence projects across Europe, North America, and the Middle East. That portfolio includes recently opened or announced developments in Malta, as well as projects in Italy spanning Rome, Lake Como, and Tuscany. It also includes a project in the Maldives, along with other developments in North America and the Middle East.
For now, the Grace Bay project remains in the planning stage. The companies have not released a specific timeline for when the planning approval process might conclude, nor have they shared pricing details for the branded residences. More specifics are likely to follow as the project moves closer to its 2027 construction start.
