Bain Capital and Omnam Group have sold The Lake Como EDITION to Sansiri Public Company Limited, a Thailand-based real estate developer, just under six months after the hotel opened. The deal is expected to close within the next several weeks. Financial terms were not disclosed. It brings to an end a redevelopment process that started when Bain Capital and Omnam acquired the property in late 2021 through a fund managed by Kryalos SGR.
The hotel sits on the shores of Cadenabbia, across the water from Bellagio, with Milan and Malpensa International Airport about an hour away by car. The building itself is a 19th-century palazzo that spent years as a standard lakeside hotel before the new owners took over. Because the property came with vacant possession, Bain Capital and Omnam were able to rebuild it from the ground up rather than doing a partial refresh. Construction began in April 2022, and the hotel reopened as The Lake Como EDITION in March 2026 under Marriott International’s EDITION brand.
What Changed During the Renovation
The redevelopment cut the hotel’s room count from roughly 300 down to 148, trading quantity for larger rooms and suites. A few other changes came with the shift:
- A new spa and wellness building was added to the property
- The floating pool and beach club, both original features, were kept and incorporated into the new design
- Neri&Hu led the interior design work
- Chef Mauro Colagreco, a Michelin-starred chef, developed the food and beverage program
- The Longevity Suite built out the wellness offerings
- The property earned LEED Gold certification
Ali Haroon, a partner and head of Europe real estate at Bain Capital, said the project fit the firm’s approach of targeting properties in strong locations that need substantial investment to reach their potential. Rafael Coste Campos, also a partner on Bain Capital’s Europe real estate team, said vacant possession gave them room to rethink everything from room count to which operator would run the property. Robert Mangan, an operating partner at Bain Capital, said pairing Marriott’s EDITION brand with the rest of the project team helped the final product stand out in the Lake Como market.
A New Owner with Global Ambitions
For Sansiri, the purchase adds a European lakeside property to a portfolio that already includes The Manner SoHo in New York. Napat Thavisin, President of International Operations at Sansiri and Managing Director of Sansiri Capital, said the deal supports the company’s push into ultra-luxury assets in cities and destinations with limited supply and steady demand. Marriott International will continue operating the hotel going forward, so guests should not expect changes to day-to-day operations. The sale is part of Sansiri’s broader strategy of building out a portfolio of high-profile properties across international markets.
Omnam Group, meanwhile, has other projects in progress across Florence, Venice, Puglia, and Sicily, all aimed at turning properties into destinations with international appeal. David Zisser, the company’s CEO and Founder, said the Lake Como project moved from acquisition through to a finished hotel with the help of Bain Capital and a wide group of partners. The sale marks the end of one project for Omnam, but the company’s pipeline suggests more redevelopment work is on the way in other parts of Europe.
