For our second project we’d like to highlight this week, we’re excited to introduce Marriott Residences, AIDA, the latest addition to Muscat’s real estate scene. This project brings over 200 branded apartments to the heart of the AIDA masterplan. Developed by Dar Global and expected for completion by Q4 2027, these 1- to 3-bedroom units promise world-class living standards with scenic views of the Gulf of Oman.
Sustainability and design at the forefront
Designed by Kerry Hill Architects and Block 722 Architects+, Marriott Residences is set to be a standout in architectural innovation and sustainability. The two towers will feature sleek stone facades and utilize 60% locally sourced materials to cut emissions by 10%, part of Dar Global’s 2025 sustainability plan. Each of the residences will offer open layouts, high ceilings, and expansive windows to take full advantage of the stunning views. Sustainable features include solar panels and a greywater system that will recycle 500,000 liters of water for landscaping use.
The project will also utilize smart climate systems to reduce cooling costs by 18%, aligning with Oman’s 2040 sustainability goals. The result is an eco-luxury development that doesn’t just offer comfort but also a commitment to the environment, with the project’s footprint projected to be 12% lower than Muscat’s average.
Strong market potential and community benefits
Marriott Residences is positioned to benefit from Muscat’s rising demand for luxury properties. With Oman’s Vision 2040 aiming to boost tourism to 11.7 million visitors by 2040, the project is expected to deliver annual capital growth between 8-12% through 2028. The surrounding area offers a range of amenities, from retail and dining options to healthcare and educational institutions.
The development will also provide residents with exclusive amenities, including a 30-meter infinity pool, a Marriott-managed spa, and a range of dining and social spaces. For those looking for an active lifestyle, the project includes tennis courts, a 1.5-kilometer promenade, and a private beach. With occupancy rates in AIDA projected at 80%, Marriott Residences is set to be a key player in Muscat’s growing luxury real estate market.
