Hyatt grows select service business

While its growth in resorts and all-inclusive have had the limelight, Hyatt has meantime been growing its select service presence strongly across the Americas

Hyatt Hotels has grown its select service brand presence by around 25% in the Americas, over the last three years. While sometimes overshadowed by its growth in the resort and all-inclusive segments, the group’s impact across its Caption, Hyatt Place and Hyatt House brands is no less impressive.

Caption by Hyatt is an upscale select service brand with a contemporary feel, and design updates have put the brand in a position to expand into a broader variety of markets. The brand makes a virtue of being a neighbourhood connection point, and is growing globally.

During 2024, Hyatt has opened two locations in Asia Pacific, and has further projects in the pipeline in the region. These include three hotels due to open in 2025. In Vietnam, the 120 room Caption by Hyatt Ba Son Saigon will open, joined around the same time by Caption by Hyatt Kabutocho Tokyo. And in Australia, the 172 room Caption by Hyatt Sydney will open in the city’s Haymarket neighbourhood.

It was in early 2023, that the Hyatt Studios extended stay brand was announced. Within less than two years, the brand has been able to build a pipeline of more than 4,000 rooms with around 250 deals in various stages of negotiation. Many of those deals are with developers and landlords new to the Hyatt business.

Launched with the US market as its lead region, Hyatt Studios has a pipeline including Venice, Florida; Madison, Alabama; Mechanicsburg, Pennsylvania and St George and La Verkin in Utah. The brand is also taking its first steps internationally, with a development in Barrie, Canada with 150 rooms pencilled in for launch in 2026.

The group is also updating its Hyatt House and Hyatt Place brands, with refreshed guest room designs that reduce build costs and improve operational efficiency. An upscale extended stay brand, Hyatt House rooms feature new kitchen islands, with hard surface flooring and new media consoles.

At Hyatt Place, both guests and owners have been feeding back into the development process. Jim Tierney, SVP of development and owner relations for Hyatt, commented: “We’re finding new ways to boost owner profitability while continuing to deliver the high-quality experience that guests expect.”

Hyatt House has a strong international pipeline across all regions. In Europe, Hyatt House Sovereign Square Leeds is nearing completion, while Hyatt House FOUR Frankfurt City Goetheplatz is under construction. In Asia, properties under construction include Hyatt House Bangkok Asoke, Hyatt House Saigon and Hyatt House South Melbourne, a 97 room property due to open in late 2025.

Live US developments include Hyatt House Royal Oak Beaumont and Hyatt House Roseville. While in Canada, the 250 room Hyatt House Downtown Toronto is close to opening, to be followed by Hyatt House Toronto Airport Corporate Centre launching in early 2025, and Hyatt House Thunder Bay.
