Project of the Week: Dhofar Beach Resort

Our latest Project of the Week is a luxury beachside resort making waves on the southern shores of Oman.

Omani real estate developer Taameer Investment Company is the driving force behind the five star Dhofar Beach Resort in Salalah next to the Arabian Sea.

Project partners

The US$169 million hotel is being overseen by US-headquartered project manager Hill International, a global leader in managing construction risks.

The Dubai division of LW Design Group created the property’s concept, while local Omani firm SSH is providing construction supervision services.

LW’s design is inspired by the colours of frankincense resin and the dramatic landscape of the region, referencing chalky white, pale greys and whites for the clean lines of the contemporary interior architecture, while soft furnishings vary in shades of soft silver to rich ambers.

Advanced accommodation

The 80,000 sq m beachfront complex consists of several separate buildings, with the main hotel spanning seven levels.

It will accommodate 220 guestrooms, two presidential suites and 66 luxury villas with outdoor living terraces and private swimming pools, each with a sea view.

Extensive eateries

Four specialised restaurants will include an all-day-dining venue, an eatery reserved for villa guests and a seafood restaurant.

Two lounges, one of them poolside, will also have food and beverage offerings.

Recreation options

For relaxing and leisure, the opulent hotel will include a large Hamman spa with six treatment rooms as well as grooming salons, all in a modern Omani style. An onsite health club features separate male and female state-of-the-art gyms.

Pool provision will be a family pool, a kids’ pool as well as couples and adult only pools with private bali beds. Activity facilities will include a multi-purpose hall, tennis courts and a kids’ club.

Meeting spaces

Dhofar Beach Resort will cater for large-scale events, with a conference centre offering a grand ballroom, junior ballroom and four meeting rooms. Retail outlets will also be onsite.

Including associated back-of-house buildings, the total built-up area for the beach destination is 61,530 sq m, with 32,850 sq m of hard and soft landscaped areas, including communal areas, water features, and gardens.

Development changes

The development began life back in 2015 under Kempinski Group’s Shaza Hotels brand, but earlier this year it was confirmed the firm would no longer be associated with the site.

The first phase of construction was completed in February 2023, with 64 villas, a reception building, two restaurants, a swimming pool, the entire back of house, parking, operator offices, male and female gyms, the kids club, external works and landscaping being built in less than 14 months following the project’s resumption, after it was put on hold during the pandemic period.

In August, Oman’s Undersecretary of the Ministry of Tourism also paid an inspection visit to the site to supervise the project’s completion rate. While the opening date has yet to be confirmed, it is hoped that works will conclude in Q3 2024.
