A luxury country estate located in the Scottish borders will become the first Destination by Hyatt branded property in the UK.

A Hyatt Hotels Corporation affiliate has entered into a franchise agreement with the 12.18. Group for Schloss Roxburghe Hotel & Golf Course.

Cottage industry

The countryside property has a rich history that dates from the 12th century and was formerly owned by the Duke of Roxburghe. The historic estate will be fully transformed into a luxury retreat with the addition of 58 rooms and suites to the property’s existing accommodations, as well as 12 cottages, expected to be complete by late 2022. An additional 49 cottages will successively open until 2024.

Schloss Roxburghe Hotel & Golf Course will feature two restaurants, three bars, and two lounges that will deliver homegrown, locally sourced and seasonal Scottish produce. A 6,458-sq-ft (600-sq-m) spa facility with two saunas and outdoor infinity pool will join the estate’s existing amenities, including a purpose-built banqueting suite.

The property will offer four meeting spaces with up to 1,689 sq ft (157 sq m) of space, which can host any kind of event including weddings and conferences.

Scottish hospitality

The Destination by Hyatt brand is a collection of luxury and upscale independent hotels, resorts and residences that embody the spirit of each location. Schloss Roxburghe Hotel & Golf Course aligns with the brand ethos as it authentically reflects its surroundings, evoking traditional Scottish hospitality.

Interiors will include fire-lit lounges and bars decorated with the Duke of Roxburghe’s original tartan, contrasting with contemporary finishes such as stone and wood textures and natural colour palettes. The estate’s guestrooms and suites will be spread across three areas: the main historic house with 20 individual rooms and suites, the Estate House with 58 rooms and suites, and 61 cottages that overlook the estate’s grounds, each to be fitted with personal kitchens, living areas and secluded patios.

Catering to luxury

Felicity Black-Roberts, Hyatt’s vice president of development, Europe, said: “Schloss Roxburghe Hotel & Golf Course is a property of distinction and an exciting milestone for the growth of the Destination by Hyatt portfolio in the region. Our latest collaboration with the 12.18. Group is a testament to the value Hyatt places on nurturing meaningful, strategic relationships with owners to create luxury hotels and resorts in sought-after destinations that matter to our guests and World of Hyatt members. The desire for travel in the luxury segment remains steadfast, and this project is set to cater to luxury travellers, both international and locals alike, in one of the country’s most exquisite locations.”

Jörg Lindner, founder and managing partner at 12.18. Group, added: “Schloss Roxburghe Hotel & Golf Course is 12.18.’s third project with Hyatt to join the Destination by Hyatt portfolio. Our previous collaborations with Hyatt include 7Pines Resort Sardinia and 7Pines Resort Ibiza, which set a precedent for truly one-of-a-kind hotels catering to the growing number of travellers looking to create their own distinct experiences. With its impressive heritage and stunning location, Schloss Roxburghe Hotel & Golf Course is poised to offer guests a stay like no other. The new concept demonstrates how Hyatt and 12.18. collaborate to rethink the luxury hotel space in Europe.”

The site will be the second Hyatt-branded property in Scotland, joining the recently announced Hyatt Centric Edinburgh Haymarket. Other group hotels underway in the UK include Hyatt Regency Edinburgh MarinaHyatt Regency London Blackfriars, Park Hyatt London River Thames – One Nine Elms and Hyatt Place Sovereign Square Leeds.
