Renovating your hotel can be a daunting task. Construction projects of any kind are a minefield, and many things can go wrong during the process. Here are our top five things to keep in mind for a hassle-free renovation.

Be realistic about timescales and budget

Anyone with even a cursory knowledge of a remodelling job knows only too well how easy it is to run over time and over budget. Always be generous, not stingy, with all of your estimations. The golden rule for any building project, whether it is a renovation or a new build, is the Iron Triangle, a term used in project management. It lists cost, schedule and scope as keys to the quality of the work. Be mindful that only two of these will be achievable. If you want something done cheaply and quickly, the quality will be low. However, if you are willing to wait a little longer and pay a little more, the end result is more likely to be better.

Keep changes to a minimum

Another thing that can rack up costs and cause serious delays on your renovation are changes mid-way through the project. Repositioning a door, window or even an entire wall can have major implications on all areas of the build. This is why it is important to define your objectives at the outset, make sure you have clearly communicated the brief with your design team and ensure that this is understood by all sides. It will save a lot of headaches down the road.

Conduct a full survey before you start

That new swimming pool and health spa you have planned for the basement might seem like a great idea in theory, but if you’re dealing with a old building, you have no idea what lies below the ground. If you want to dig down, you must be sure that the existing foundations can support the structure while the works are going on, or else expensive underpinning work might be required. Make sure you have a professional take a look at your plans for the property to ensure that loadbearing walls and roofs can be tampered with, or you could risk a serious lawsuit if a client is injured.

Hire a project manager

During renovation works, it is likely that you will still want to keep some of the hotel open so you are able to maintain your business, depending on the scale of the renovation, of course. So, it will be difficult to juggle both the construction project and running the hotel. Hiring a project manager who will manage the works and be your point of contact can take a lot of the hassle out of a renovation job, which is challenging and stressful at the best of times.

Stay involved

As much as the project manager can act as a liaison between you and the contractor, it will still be necessary to be on site to oversee the works. At the end of the day, you are the one that will be spending the most time in the hotel when the works are finished, and there are always constant questions that will need to be answered. It might seem trivial to decide where a plug socket or a lightswitch goes, but these details are the things that your guests will notice during their stay.
